About Hulimangala

If your job is in Electronic City or one of the industrial estates along Hosur Road, Hulimangala is a village south of that belt that deserves a look. It falls in the South zone of Bangalore, just off the Hosur Road corridor, and a good share of the land around it is still open. Most buyers who shortlist Hulimangala do so for price: a home here costs less than one in Electronic City proper, while the same workplaces stay close.

The choice of housing is narrow for now. Our current listing is Bren Park City by Bren Corporation, an apartment project under construction on about 10 acres with 616 units planned. It offers 1 BHK and 3 BHK layouts, and prices start from about Rs. 74.36 Lakhs. Possession is listed from June 2029 onwards, so this suits a buyer who can wait close to three years for the keys. The mix of a compact 1 BHK and a family-sized 3 BHK means the same project can serve a first-time buyer and a household that needs more room.

Hosur Road is the artery you will use most, and it connects you to Electronic City and the factories and campuses of the southern belt. We have no confirmed metro or suburban rail stop to point you to here, so check current bus routes and last-mile options yourself. Drive the route at the hours you would actually commute before you decide; that tells you more than a brochure can.

Development here comes in pockets, with gaps of farmland and older village housing in between. That means shops, schools and hospitals may be fewer than in the settled parts of the south, and you should map what you need before booking. Ask how the project will get water, whether from borewells, tankers or a municipal line, and what happens once every flat is occupied. Confirm the RERA registration, the land title and the approval for the approach road. A long build period also makes the payment schedule and the delay-penalty clause worth reading line by line.

For comparison, look at Electronic City, Electronic City Phase 2, Hebbagodi, Bommasandra and Kammasandra, which share the same southern job market.
