Concorde Equity Plots Overview
Concorde Equity Plots is an under-construction plotted development by Concorde Group at Maliyappanahalli Village in Kasaba Hobli, Malur, east of Bangalore, pincode 563130. It is a 25-acre layout that will hold 305 plots, with prices from Rs. 21.6 Lakhs. It suits buyers who want to own land near Bangalore for well under Rs. 50 Lakhs, which usually means looking beyond the city limits.
The layout is under construction, and Concorde Group targets handover from December 2026 onwards. Until then, the roads, drains and other services are still being built. A visit to the site will show you how far the work has come, which tells you more than the brochure about how realistic that date is.
You can choose from three standard sizes or a set of odd-shaped plots. A 30x40 ft plot of 1,200 sq ft starts at Rs. 21.6 Lakhs. A 30x50 ft plot of 1,500 sq ft starts at Rs. 27 Lakhs, and a 40x60 ft plot of 2,400 sq ft at Rs. 43.2 Lakhs. All three come to roughly Rs. 1,800 per sq ft. The odd-dimension plots start at Rs. 45 Lakhs, but no size is given for them, so ask before you compare.
This layout suits a buyer who wants land as a long-term holding, or a family planning to build a house in a few years and willing to live well outside Bangalore. The low entry price makes it easy to own a plot without a large loan. It is the wrong fit if you need to live close to a city office, want a ready home, or cannot wait for the layout to be finished. The developer has not published an amenity list, so do not assume a clubhouse or pool.

About Bangalore
Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Concorde Equity Plots
Concorde Equity Plots has its address at Maliyappanahalli Village, Kasaba Hobli, Malur, pincode 563130. Malur is a town east of Bangalore, outside the city itself, so life here will be quieter and slower than in any Bangalore suburb. The developer has not published distances or drive times to offices, schools, hospitals or railway stations, so we do not quote any here.
That missing information is exactly what you should fill in yourself. Start from your own workplace and drive to the site on a weekday morning, then make the return trip in the evening. Note the condition of the last stretch of road from the main road to the layout gate, since village roads can be narrow.
If you plan to live here rather than hold the land, find the nearest school, hospital and market in Malur and time the trip to each. If the plot is an investment, ask how many owners have started building in nearby layouts, and whether any public transport serves the village. Those answers tell you more about future demand than any promise in a brochure.
Homes and prices at Concorde Equity Plots
Concorde Equity Plots sells land, not a finished house, so there is no floor plan. Three standard sizes are offered. A 30x40 ft plot measures 1,200 sq ft and starts at Rs. 21.6 Lakhs. A 30x50 ft plot measures 1,500 sq ft and starts at Rs. 27 Lakhs. A 40x60 ft plot measures 2,400 sq ft and starts at Rs. 43.2 Lakhs. Each works out to roughly Rs. 1,800 per sq ft. Odd-dimension plots start at Rs. 45 Lakhs, with no size published.
Stamp duty and registration are payable on the full price. Land is outside GST, but since the layout is under construction, ask whether any GST is charged on development work. Building your house later is a separate cost, and the building contract will carry GST on its construction portion.
Ask for a cost sheet that shows:
- The rate per sq ft and the exact plot area
- Premiums for corner, east-facing or wider-road plots
- Development or infrastructure charges, and any GST on them
- The payment schedule and how it links to site progress
- Maintenance charges and when they begin
- Stamp duty and registration
Paperwork and approvals for Concorde Equity Plots
Concorde Equity Plots has no Karnataka RERA number published for this layout. A plotted project still being developed must be registered before plots are sold. Ask Concorde Group for the number and look it up on rera.karnataka.gov.in, where you can also see the approved layout and the declared completion date.
With a plot, the land documents decide whether you can build later. Before paying a booking amount, ask for:
- The land conversion order for non-agricultural use
- The layout approval from the planning authority
- The release order confirming your plot is released for sale
- Title documents and an encumbrance certificate for at least 30 years
- The RERA registration certificate
- A draft agreement for sale with a handover date and a delay penalty
At handover, register the sale deed in your name and apply for the khata for your plot. Then pay the property tax so your records stay current. When you are ready to build, you will need a building plan sanction from the local authority, which sets the setbacks and floors allowed.
Living at Concorde Equity Plots
Concorde Equity Plots divides 25 acres into 305 plots. Besides the three standard sizes, there is a group of odd-dimension plots, which are usually found where the land meets a boundary or a bend in a road. The developer has not published how much of the site is kept for roads, parks and civic uses, so ask for the approved layout plan and look for those areas on it. Any images you see are renders as planned by the developer.
No amenity list has been published for this project. Do not assume a clubhouse, pool or gym. Ask the sales team in writing which shared facilities, if any, are planned, and when they will be ready. If there are none, your maintenance charge should be lower, but your family's leisure will depend on what Malur town offers.
Daily life here will be what you build. Before booking, ask about water supply to each plot, the power connection, street lighting and whether sewage lines are planned. Check which plots face the widest internal roads. Also ask how maintenance will be charged if you leave your plot empty for some years, since that cost adds up.
