Embassy Lake Terraces

Embassy Lake Terraces has its address on Service Road, Subramani Nagar, Guddadahalli, in Hebbal Kempapura, pincode 560032. Hebbal is one of north Bangalore's long-established residential and business areas, and the project has been lived in since 2023. The streets, shops and services around you already exist rather than being promised.

That makes the location easy to judge for yourself. The developer has not published distances to named offices, schools or hospitals, so none are given here. Drive to your workplace from the gate at your normal hour, and back again in the evening, and map the schools and clinics your family uses.

A service-road address brings its own questions. Check how you enter and leave at peak times, how much noise reaches the towers facing the road, and where visitors park. Talk to a few residents about water supply, power backup and how the association handles repairs, since they will know the answers better than any brochure.

Embassy Lake Terraces was built in three home types, all quoted as built-up area; carpet areas were never published. The three-bedroom flats are about 3,536 sq ft and the four-bedroom flats about 4,430 sq ft. The penthouses are much larger, at about 7,809 sq ft. All of them are sold out with the developer.

With no developer price list in play, every price is an owner's asking figure. Two flats of the same type can differ a lot depending on tower, floor, facing, interiors and upkeep, so compare several before making an offer. A resale of a finished flat carries no GST, while stamp duty and registration apply to the agreed value.

When you negotiate, ask for:

• The asking price and which fittings and interiors are included
• The number of parking bays that come with the flat
• Pending maintenance and association dues
• Any transfer fee the association charges
• Stamp duty and registration on the agreed value

Embassy Lake Terraces has no RERA number published by the developer. You can still search the Karnataka RERA website (rera.karnataka.gov.in) by name. For a resale of a completed flat, though, the documents from the seller and the association carry far more weight than the registration.

Ask the owner for:

• The occupancy certificate for the tower
• Their registered sale deed, plus the original deed from Embassy Group
• Khata extract and the latest property tax receipt
• An encumbrance certificate up to the current date
• A no-dues letter from the owners' association
• A loan closure letter, if the flat was mortgaged

Check that the tower and flat number match on every document. At registration you sign a fresh sale deed with the owner, then apply to move the khata into your name. Have a lawyer review the title chain before you pay an advance.

Embassy Lake Terraces places nine 21-floor towers across 14.5 acres, with 467 homes between them. Since the project is complete, you can walk the grounds and see exactly how the towers, gardens and clubhouse relate to each other. Note how far your prospective tower is from the gate and the amenity areas.

A typical day could start on the jogging track or in the gym, followed by a swim. Children have a dedicated play area and an activity area, and the outdoor courts give older kids and adults a game after work. Landscaped gardens run between the towers for evening walks.

On weekends, the games room and mini theatre cover time indoors, and the party area hosts birthdays and family get-togethers. The clubhouse is the social hub, and shopping spaces inside the community save small trips outside. Ask residents which facilities are well kept and what the monthly maintenance charge is before you commit.
