Getting around from Golden Ira
Golden Ira lies along Doddaballapur Road, in the Yelahanka area on the northern side of Bangalore. This belt has grown fast in recent years, with homes and businesses spreading along its main roads, and wide roads and flyovers now carry much of the traffic. The developer has not published distances to offices, stations or schools, so none are quoted here.
Everyday life would lean on Yelahanka itself. Schools, hospitals, banks, supermarkets, shopping malls, multiplexes and IT offices are all found in and around it. Before you buy, drive from the site to the school your children would attend and to the nearest hospital, and note how long each trip takes.
Because you will build the house yourself, also think about the construction years. Trucks, water tankers and labour will need access, so check the width and condition of the approach road now. Visit on a weekday morning and again in the evening to see how the traffic on Doddaballapur Road behaves at the hours you would use it. If your office lies on the far side of the city, time that commute honestly before you commit.
Homes and prices at Golden Ira
Golden Ira sells plots, not built homes, so there are no floor plans to compare. What you would buy is a piece of land within the approved layout, on which you later build to your own design. The developer has not published plot sizes, dimensions, the number of plots or prices, so any figure you hear will come from a direct quote.

- The approved layout plan, with your plot number marked
- The release order for your plot, since authorities release plots in stages
- Encumbrance certificate for the land, covering at least 15 years
- Title deeds and the chain of ownership for the 48 acres
- An agreement for sale with the handover date and payment schedule
Check that the approving authority on the layout plan matches the one stated in the brochure, and have a property lawyer read the whole file. At handover, register the sale deed in your name and apply for the khata, as you will need it for a building plan sanction and a home loan when you start construction.
Living at Golden Ira
Golden Ira divides 48 acres off Doddaballapur Road into residential plots, with internal roads and common land between them. The number of plots and the share of land kept open have not been published. Any layout images are as planned by the developer, so match them against the approved plan and the ground on your visit.
Life here will look different from an apartment complex. There is no published clubhouse, pool or gym; the shared facilities are available on request. What you get instead is your own plot, where the garden, the terrace and the parking are yours to design. Mornings might start with a walk along the internal roads, and evenings on a porch you built yourself.
A layout of this size will fill up over many years, as each owner builds at a different pace. Expect construction on neighbouring plots for some time after you move in. Ask how the developer plans to maintain roads, street lights and drains until an owners' association takes over, and whether parks and civic sites have been handed to the local authority. Those answers will shape your daily life here more than any list of facilities.

Their listed work is spread widely: apartments on Sarjapura Road, Kanakapura Road and in Nagavara, villas in Attibele, and plotted land on Mysore Road and Doddaballapura Road.
