INDIS Sia Prospera stands at Sri Rangapuram Colony in Rangapuram, Miyapur, pincode 500049. Miyapur is an established residential area on the west side of Hyderabad, so shops, clinics and schools already exist around it rather than being promised for later. The named colony also makes the site easy to find on a first visit.

No landmark, station, office hub or distance has been published for the project. We therefore do not quote travel times. Your own trial runs are the best guide to how daily life will feel from here.

Before booking, drive from the site to your workplace at the hour you normally leave, and make the return trip in the evening rush. Find the nearest school, hospital and supermarket, and time each. In a settled area the lanes leading to a new building can be narrow, so look at the approach road and where the gate will open. Ask how many parking bays come with a 3 BHK and a 4 BHK, since homes of this size often need two.

INDIS Sia Prospera offers five plans, all quoted as built-up area. Three-bedroom buyers can take a west-facing plan of about 2,388 sq ft, or an east-facing one of about 2,424 or 2,545 sq ft. The four-bedroom home comes west-facing at about 3,252 sq ft or east-facing at about 3,434 sq ft. Carpet areas have not been published, so ask for the RERA carpet figure for your unit.

The only published price is Rs. 2.15 Crore onwards for the west-facing 3 BHK, which is about Rs. 9,000 per sq ft. The other four plans have no price on record. Do not scale that rate up to the larger homes; ask for a written quote, since facing and floor can change the figure.

These flats are under construction, so GST applies on top, along with stamp duty and registration. Ask for a cost sheet that shows:

• Base price, built-up area and carpet area
• Facing and floor-rise charges
• Car parking and the number of bays
• Clubhouse membership and maintenance deposit
• GST as a separate line
• Stamp duty and registration
• A payment plan tied to construction milestones

INDIS Sia Prospera is registered with Telangana RERA as P02400007079. Search it on the TS-RERA portal to see the promoter, the approved plans and the completion date declared. Since no handover date has been published anywhere else, that date is the one to plan around. Also check whether the two towers share one registration or have one each.

While the towers are being built, ask for:

• The RERA registration certificate for your tower
• The sanctioned building plan showing your flat
• Title documents and an encumbrance certificate for the land
• The total land area and unit count, which are not published
• A draft agreement for sale with the carpet area, facing and handover date

Pay only against the construction milestones in your agreement, and keep every receipt. At handover, collect the occupancy certificate for your tower before taking the keys. Then register the sale deed and move the property tax record into your name.

INDIS Sia Prospera has two 17-floor towers, A and B, sharing the site with a clubhouse of 36,000 sq ft. The land area and the share kept open have not been published, so get the layout drawing and see how the towers, lawns and courts are arranged. A morning could start on the jogging track or with a swim, then a session in the indoor gym. Sport is well covered for a compact project, with cricket nets, a half-size basketball court and badminton played indoors. Younger children get a play area plus a court for mixed games, and the recreational lawns give everyone room outdoors.

Inside the clubhouse, the multipurpose hall can take family functions and community events. Space set aside for a pharmacy and a unisex salon covers two everyday errands without leaving the gate. Treat these as a convenience, not a replacement for the shops and hospitals around Miyapur. Ask which facilities will open with the towers and what the monthly maintenance will be.
