Properties in Miyapur

A metro station at the end of the line is what sets flats in Miyapur apart. This north-west Hyderabad suburb is where the Red Line of the metro begins, and the road to Patancheru runs through it. The area has grown a great deal since the metro opened. Buyers get a rail link towards the city centre while paying less than they would in the main western corridor.

Both projects we list are apartments still under construction. Candeur Twins, from Candeur Developers, has 742 homes on 3.5 acres, all 3 BHK, from about Rs. 1.20 Crore, with possession from September 2028. INDIS Sia Prospera offers 3 BHK and 4 BHK homes in east-facing and west-facing layouts. Our data has no price or handover date for it yet, so ask the builder for both.

That puts the listed homes in the upper-middle range, at about Rs. 1.2 Crore and up. These are family-sized flats for buyers upgrading from a smaller home, rather than entry-level units. If you are choosing between the two, compare the carpet area you get for the price, not only the headline cost.

Getting around starts with the metro. Living at the first stop means you board where the line begins. The road towards Patancheru carries traffic further out, and it can be busy at peak hours. If you work in the IT corridor, check the full door-to-door trip time, including any change of line, before deciding.

Weigh a few points before booking. Both projects are years from handover, so check each one's registration on the TS-RERA portal and read the progress updates filed there. Compare the promised dates with each builder's record on past projects. Ask how water will be supplied once the towers are occupied, and look at the approach road from the main road to the gate.
