INDIS VIVA City stands at Woodlands Kondapur, Venkateshwara Nagar, in the Serilingampally area of west Hyderabad, pincode 500084. Kondapur is a settled residential district next to the IT belt, so shops, schools and hospitals are already around you rather than promised for later. The developer has not published distances to specific offices, stations or schools, so we do not quote any here.

For many buyers here the daily question is the drive to HITEC City or Gachibowli, both of which you reach by road. Traffic on those routes changes a lot through the morning, so drive yours at your real office time and time the evening return as well.

With 1,000 homes in four towers, the gates see steady traffic at school and office hours. Stand at the entry on a weekday morning and watch how cars queue on the approach road. Ask how many parking bays come with each home, whether visitor parking is separate, and how deliveries reach each tower. Walk the nearby lanes too, since a busy neighbourhood brings both convenience and noise.

INDIS VIVA City has nine plans, all quoted as built-up area. The 2 BHK homes measure about 1,367, 1,390, 1,433 and 1,457 sq ft, starting at Rs. 1.11, 1.13, 1.16 and 1.18 Crore. The 3 BHK homes measure about 1,921, 2,097, 2,105, 2,534 and 2,597 sq ft, starting at Rs. 1.54, 1.67, 1.68, 2.01 and 2.05 Crore. Carpet areas are not published, so ask for them.

That works out to about Rs. 8,100 per sq ft on the smallest 2 BHK and about Rs. 7,900 on the largest 3 BHK. Each price is a starting figure, and floor and facing can move it.

A flat in a completed tower that holds its occupancy certificate carries no GST. Stamp duty and registration are due on every purchase. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Floor-rise and facing premiums
• Car parking and the number of bays
• Clubhouse fee and maintenance deposit
• Stamp duty and registration

INDIS VIVA City has no RERA registration number published by the developer. Ask INDIS for it and search the TS-RERA website, which shows the promoter's details and the completion date declared for each phase. If the project was never registered, ask the developer to explain why in writing.

Because the homes are complete, the key paper is the occupancy certificate for your tower. Before you pay, ask to see:

• The occupancy certificate for the tower your flat is in
• The sanctioned building plan showing your unit
• Title documents and an encumbrance certificate for the land
• The latest property tax receipt for the unit
• A draft sale deed with your flat number, area and parking

If you buy from an owner rather than the developer, add the seller's own registered sale deed and a letter showing no maintenance dues. At handover, register the sale deed and have the property tax record moved into your name.

INDIS VIVA City has four 22-floor towers spread across 7.93 acres, with the shared spaces between them. Ask for the site plan to see which towers look onto the gardens and pool and which face the boundary, since that changes light and noise from flat to flat. Because the project is complete, you can walk all of it before you pay.

A weekday could begin with a run on the jogging track or a session in the gymnasium, then a swim. Parents can use the creche and the kids' play area, and the activity areas keep older children busy after school. The club lounge and games room take care of rainy evenings, and the sports courts fill up at weekends.

Small errands stay inside the gate thanks to the shopping area and a salon. Birthdays and get-togethers go to the party area, and the landscaped gardens make a quiet walk after dinner. With about 1,000 households using these spaces, ask what the monthly maintenance charge is and how busy the pool and gym are at peak hours.
