KNS Amora Plots

KNS Amora Plots lies in Kumbalgodu, part of Kengeri hobli, pincode 560074. Kumbalgodu lies on Mysore Road on the far south-west side of Bengaluru, where new layouts are growing among older villages. The developer has not published distances to stations, schools or offices, so none are given here.

Much of daily life will lean on Kengeri, the settled suburb next door. That is where you are likely to find the schools, hospitals and markets that already serve the villages and layouts around it. Mysore Road is your route into the city and out towards Kengeri, and every trip from here is by road.

Because you will be building your own house, think about two sets of trips. One is the daily commute, which you should drive at your usual hour before committing. The other is the build itself, when you will visit the site often to meet your architect and contractor. A plot you can reach easily makes that year far easier. Walk the approach road to the layout gate too, and check how it copes in the rain.

KNS Amora Plots sells land, not a finished home, and you choose between two sizes. The smaller, 30 by 40 feet, gives you 1,200 sq ft for an opening price of Rs. 85.9 Lakhs, or about Rs. 7,200 per sq ft. The larger, 30 by 50 feet, gives you 1,500 sq ft from Rs. 1.07 Crore, or about Rs. 7,100 per sq ft.

These are opening prices. The final figure usually rises with facing, corner position and closeness to the park, so ask for the rate on the plot number you want. Your full budget must also cover the house you will build, along with the architect's fee and the building plan sanction.

A ready plot does not attract the GST charged on an under-construction flat. Stamp duty and registration are payable on the sale value. Ask for a cost sheet that shows:

• Base rate per sq ft and the plot area
• Premiums for corner, facing or park-side plots
• Development and amenity charges
• Maintenance deposit and the monthly charge
• Khata transfer charges
• Stamp duty and registration

KNS Amora Plots has no RERA registration number published yet. Ask KNS Infra for it, and search it on rera.karnataka.gov.in before you pay a booking amount. The entry shows the approved layout and the declared completion date, which helps square the ready-to-move label with the 2026 onwards handover date.

Land needs more checks than a flat, because the title and use of the ground are what you are buying. Ask for:

• The conversion order permitting residential use of the land
• The approved layout plan showing your plot number
• The release order covering your plot
• An encumbrance certificate for the full 8 acres
• Parent title deeds tracing ownership of the land

At registration, the sale deed must carry your plot number, its dimensions and its boundaries exactly as the approved layout shows them. Once it is registered, apply for the khata in your name. You will need that khata, along with the tax receipt, to get your building plan sanctioned and to take a home construction loan.

KNS Amora Plots covers 8 acres split into 148 plots of two sizes, with shared spaces spread through it. The developer has not published the share of land left open. Any images you see are renders as planned by the developer, so ask for the approved layout plan and check where your plot falls against the parks and roads.

Picture an ordinary day once the houses are up. An early walk or run can follow the jogging track, and the gymnasium is there for anyone who prefers weights. Children have a play area, while the sports courts suit older ones after school. Parents can rest in the seating plaza while they play.

Weekends bring more use of the shared spaces. The party area can host a birthday or a small family function, and the amphitheatre can hold residents' events. The landscaped gardens tie these spaces together. In a plotted layout, houses go up over several years, so expect building work nearby for a while.
