KNS Ananta Plots

KNS Ananta Plots lies at M Krishnasagara, pincode 562130, on the south-west side of Bengaluru. It is grouped with the Kengeri area and lies off Mysore Road. The developer has not published distances to stations, schools, hospitals or offices, so none are given here.

Kengeri is the nearest settled suburb, and it is where you would turn for schools, hospitals and weekly shopping. Mysore Road is the main link into the city, so most daily journeys will run along it. Before booking, drive from the site to your workplace at your usual hour, and come back in the evening rush.

Since handover is May 2028 onwards and houses take time to build, you are choosing where you will live several years from now. Ask the developer how the approach road to the layout will be built and maintained. Also ask where the nearest bus stop is today. On a 95-acre site, the walk from the gate to your plot can itself be long, so look at where your plot falls on the layout plan.

KNS Ananta Plots sells land, and there are four sizes to pick from, each with a price band:

• 30 by 40 feet, 1,200 sq ft: Rs. 85 Lakhs to Rs. 91 Lakhs
• 30 by 45 feet, 1,350 sq ft: Rs. 95 Lakhs to Rs. 1.02 Crore
• 30 by 50 feet, 1,500 sq ft: Rs. 1.05 Crore to Rs. 1.13 Crore
• 40 by 60 feet, 2,400 sq ft: Rs. 1.66 Crore to Rs. 1.79 Crore

That is roughly Rs. 6,900 to Rs. 7,600 per sq ft. The gap within each band reflects plot position, so ask why one plot costs more than its neighbour. Remember to budget separately for designing and building the house.

The land itself carries no GST, but ask whether development or amenity charges come with GST. Stamp duty and registration are payable on the sale value. Your cost sheet should show:

• Rate per sq ft and the plot area
• Corner, facing or park-side premium
• Club Ananta membership
• Development and infrastructure charges
• Maintenance deposit
• Stamp duty and registration

KNS Ananta Plots has no RERA registration number on record yet. For a layout still being developed, ask KNS Infra for the number and search it on rera.karnataka.gov.in. The entry lists the approved layout, the declared completion date and progress reports, which you can compare with the May 2028 onwards promise.

With land, the title is what you are paying for, so ask to see:

• The conversion order allowing residential use
• The approved layout plan with your plot marked
• Parent title deeds for the 95 acres
• An encumbrance certificate covering the land
• The draft agreement for sale, with handover date and delay penalty

Before registration, confirm that the release order covering your plot has been issued, since plots in a phased layout are often released in stages. At registration the sale deed should carry your plot number, size and boundaries as per the approved layout. Then apply for the khata in your name, which you need for a building plan sanction and a construction loan.

KNS Ananta Plots spreads 1,516 plots across 95 acres and keeps a large share of land for shared use, although the developer has not published the exact open-space figure. Images of the layout are renders as planned by the developer, so ask for the approved plan and mark where your plot lies against the clubhouse, parks and main roads.

A weekday could start on the exploration and jogging track, or with a session in the meditation and yoga areas. The gym and swimming pool at Club Ananta serve those who prefer an indoor routine. After school, children have play areas across the layout and several sports courts, and the indoor games area covers wet days.

Evenings and weekends lean on the open spaces. You can stroll through the zen gardens, the landscaped gardens, the fruit orchards and the flower gardens, or gather on the open lawns. The amphitheatre can hold community events, and the multipurpose party area handles family functions. Ask when each of these opens, since some may follow the later phases.
