Connectivity is Kengeri's strongest card. The metro terminus puts the Purple Line within reach for trips towards the city centre, and the Mysore Road expressway handles longer journeys to the south-west. Between them, the town is better linked than much of the western belt. Check how far your chosen plot is from the metro station and the Mysore Road access, because a plotted layout on the outskirts can add a long local leg.

With a plot, the approvals carry most of the risk. Confirm the RERA registration, the layout approval and the conversion of the land for residential use. Ask whether roads, drainage, electricity and water lines will be complete at handover, and who maintains them afterwards. Get the khata process explained in writing. Also budget for construction on top of the plot price, and check local building rules on setbacks and floors before you choose a size. Finally, visit the site in the monsoon if you can, since low-lying plots show drainage problems quickly.
