KNS Aura Overview

KNS Aura is an under-construction plotted development by KNS Infra in Rampura village, Bidarahalli Hobli, east Bangalore, just off the road that links Hennur and Rampura. It suits North Bengaluru plot buyers comparing layouts along Hennur Road, with plots priced from Rs. 80 Lakhs. Its Karnataka RERA registration dates from 30 October 2025, and sales opened that December. The completion date quoted from the RERA filing is July 2030, and the developer itself has named no handover date.

According to the brochure, the gated site measures 11.5 acres and is cut into 139 plots, although an early advertisement said 10 acres, so check the sanctioned plan. Four standard sizes make up most of the plots, with 1,200 sq ft at the small end and 2,400 sq ft at the large end. A few 600 sq ft sites are kept for buyers from economically weaker groups, and 49 sites have irregular shapes. The brochure calls the layout BDA approved, and it puts shared space into eight parks instead of a clubhouse.

The developer has issued no price list. At the pre-launch in October 2025, a 30 by 40 site was quoted at Rs. 80 Lakhs, which is close to Rs. 6,700 for each sq ft. Quotes for that same size have since climbed as high as Rs. 1.32 Crore. Rs. 1.6 Crore was the pre-launch figure for 40 by 60, and Rs. 1 Crore for 30 by 50. Use these only as a starting guide and get a written cost sheet for a specific plot number.

This suits a buyer who wants land near the Manyata and Hennur job belt, with several schools close by, and who can wait until around 2030 for roads and services. It also suits someone who prefers open parks to a clubhouse and pool. It is a poor fit if you need to build soon or want a clubhouse. It also disappoints anyone expecting the pre-launch price to still be on offer.

Getting around from KNS Aura

KNS Aura lies in Rampura, pincode 560049, east of Hennur Road in the belt shared with Hennur, Thanisandra and Bagalur. Hennur Road carries most trips. Going south-west, it reaches Kalyan Nagar and meets the Outer Ring Road; going north, it runs on to Bagalur and the road to the airport. The brochure puts the airport at around 40 minutes.

Schools are the easy part. St. George School and Vision PU College are each put at 1.5 km, and Edify World School in Bileshivale at 1.7 km. Three more, including The Landmark School, are listed at 2.6 km. Office trips are longer: 12 km by road to the Embassy Manyata campus, 14.5 km to Bagmane Tech Park, and 20 km to the Whitefield tech park.

Medical care means a drive. Cratis Hospital is the closest at 6.2 km, while Vitals and Aditya Multi Speciality are near 12 km. The larger Manipal and Aster CMI hospitals at Hebbal are 15 to 16 km off. For malls, Phoenix Mall of Asia and Bhartiya Mall of Bengaluru are towards Thanisandra. Before you commit, find the closest bus stop and daily market, and drive to work at your normal hour.

Homes and prices at KNS Aura

KNS Aura sells land, so you buy a plot and build your own house. By the brochure's table, the standard sizes are 30 by 40 feet (1,200 sq ft, 20 plots), 30 by 45 (1,350 sq ft, 18 plots), 30 by 50 (1,500 sq ft, 36 plots) and 40 by 60 (2,400 sq ft, 11 plots). Five small 20 by 30 sites of 600 sq ft go to economically weaker sections, and 49 more are odd shapes. Every figure is land area.

Pre-launch quotes in October 2025 put the 30 by 40 at Rs. 80 Lakhs, close to Rs. 6,700 for each sq ft. Rs. 1 Crore was quoted for 30 by 50, and Rs. 1.6 Crore for 40 by 60. Since then, the smallest standard size has been quoted from Rs. 1.08 Crore, reaching Rs. 1.32 Crore. No figure exists yet for 30 by 45.

No GST applies to a plot of land. When your sale deed is registered, stamp duty and registration fall due. Your cost sheet should list:

  • Plot number, area and rate
  • Premium for a corner or park-side position
  • Development charges
  • Water and power connections
  • Maintenance deposit
  • Stamp duty and registration fees

Paperwork and approvals for KNS Aura

KNS Aura was registered by Karnataka RERA on 30 October 2025 under PRM/KA/RERA/1251/446/PR/301025/008209. Search it on rera.karnataka.gov.in, then compare the plot count and completion date shown there with what you are told. The brochure names Suwarnayuga Properties LLP as promoter, and the agreement you sign should carry that same name.

The brochure also states BDA approval. Ask for these before any payment:

  • BDA sanction for the layout
  • Release order for the plots being sold
  • Conversion order allowing housing use
  • Mother deed, title chain and encumbrance certificate
  • Joint development agreement, if one exists
  • Draft agreement for sale

Pay nothing until you have seen the sanction and the conversion order, since those two turn farmland into a legal house plot. At registration, check your plot number in the sale deed against the sanctioned layout. Afterwards, get the khata and the first property tax bill put in your name. Make sure the roads and utilities are later handed to the owners' association.

Living at KNS Aura

KNS Aura does not gather its facilities in a clubhouse, according to the brochure. It spreads them over eight numbered parks. Its drawing carries a note that it is conceptual and not drawn to scale, so treat every detail as planned by the developer and open to change. Compare it with the sanctioned layout before you pick a plot.

A morning could begin at the outdoor gym in Park 3, which shares its space with a gazebo and seating decks. Yoga fits on the deck in Park 7, which also has a lawn for different uses, a zone for older residents and a play space for children. Park 6 is where crowds gather, with a stage-fronted amphitheatre for residents' events, a volleyball court and a court for mixed games.

Dog owners have a paw park in Park 2. Planting across the parks includes a tree park, a bamboo court, raised lawns and a flower garden. Service areas deserve a look too. The sewage treatment plant shares Park 2, the overhead tank is in Park 5 and the transformer yard is in Park 7. A plot opposite one of these could be cheaper than one opposite the amphitheatre, so read the plan before you choose.

Frequently Asked Questions

Is the Rs. 80 Lakhs price still available at KNS Aura?
Probably not. Rs. 80 Lakhs was the October 2025 pre-launch quote for the 30 by 40 size. Newer quotes for that size reach Rs. 1.32 Crore, and KNS Infra has put out no price list of its own. Ask for a written cost sheet on the exact plot you want.
Can any buyer purchase the 600 sq ft sites at KNS Aura?
Those 20 by 30 sites are marked for economically weaker sections on the plan. Such sites usually come with eligibility rules, so ask the developer in writing whether you qualify before treating them as the cheapest way into the layout.
Why does the KNS Aura RERA entry name a different company?
The brochure lists Suwarnayuga Properties LLP of Hampinagar, Vijayanagar as promoter rather than KNS Infra. That happens when a group company owns the land. Check that your agreement for sale names the same promoter shown on the Karnataka RERA certificate.
How far is KNS Aura from Manyata Tech Park and the airport?
The brochure gives 12 km by road to the Embassy Manyata campus, 14.5 km to Bagmane Tech Park and around 40 minutes to Kempegowda International Airport. Drive these routes at your usual hours, since Hennur Road traffic varies a great deal.
Does KNS Aura have a clubhouse or a pool?
The developer's brochure shows neither. Facilities are split across eight parks, with an outdoor gym, courts, a yoga deck and an amphitheatre. If anyone promises a clubhouse or pool, ask to see it on the sanctioned plan and in the agreement.
When could I start building a house at KNS Aura?
The completion date quoted from the RERA filing is July 2030, and the developer has not given a handover date. You can build once your plot is registered with roads, water and power in place, so ask for a written schedule for those works.
