Properties in Rampura

Want to build your own home in east Bangalore while staying close to the Purple Line metro? Rampura may belong on your list. You will find it close to KR Puram, along the stretch of Old Madras Road heading out of the city. It became part of Bangalore as housing spread east. Prices here are generally below the busier corridors on either side, which is much of the appeal.

The projects we track here are plotted layouts. Purva Oakshire Plots is a completed layout on about 38 acres, with sites from 30x40 up to 50x60 plus garden plots, listed from about Rs. 49.82 Lakhs. KNS Aura is an ongoing layout on about 11.5 acres, with sites from 20x30 to 40x60, starting at about Rs. 80 Lakhs. Its RERA completion date is July 2030, so this is a long wait for a finished layout. That gives a starting range of roughly Rs. 50 Lakhs to Rs. 80 Lakhs for land you can build on.

Old Madras Road gives you a direct route into central Bangalore, and Whitefield can be reached to the east. The Purple Line metro is close, which helps if you would rather not drive into the city.

Buying a plot comes with its own checks. Confirm the approving authority, the khata and a clean title chain before paying an advance. At the completed layout, see for yourself that roads, water lines, power and drainage are in place. At KNS Aura, remember that services will not be finished until the layout is, so building could start only after 2030. Budget separately for construction, which comes on top of the plot price, and ask about any rules on building height or design within the layout. Check the width of the roads inside the layout and the size of the parks set aside.

Nearby areas to compare are KR Puram, Old Madras Road, Hoodi and Mahadevapura, which offer more apartments if you decide not to build.
