KNS Calisto

KNS Calisto lies on Kergalli Post Office Road, Kergalli, pincode 570026, on the outer edge of Mysuru. A layout of nearly 30 acres needs open land, and that is what you get out here. The trade-off is distance from the older, busier core of the city, so every regular trip will take a little longer.

No distances to schools, hospitals, offices or the railway station have been published. Before you pay, drive from the layout gate to the places your family goes each week: the office, the school, a hospital you trust, and relatives. Do it at the real hour, not on a quiet Sunday afternoon.

Where a city is still spreading, services arrive in stages. Ask KNS Infra whether water and electricity lines already reach each plot, and who supplies water today. Look at the condition of the road from the main highway to the gate after rain. Also ask whether buses or shared autos run past the layout, since that matters for anyone in the family who does not drive.

KNS Calisto has no floor plans, only land. You can buy 1,200 sq ft (30 by 40 ft), 1,500 sq ft (30 by 50 ft) or 2,400 sq ft (40 by 60 ft). Each size is priced at Rs. 7,000 for each sq ft, so the larger the plot, the higher the bill, with no size discount.

Worked out from that rate, the smallest site is near Rs. 84 Lakhs, the middle one near Rs. 1.05 Crore, while the biggest is near Rs. 1.68 Crore. The developer has confirmed only the starting figure, so get the other two in writing. Since the layout is ready, you would usually pay the full price around registration rather than in stages.

A plot is a sale of land, so GST does not normally apply. Stamp duty and registration in Karnataka are charged on the plot value. Ask for a cost sheet that shows:

• Plot number, dimensions and facing
• Rate per sq ft and any corner or park premium
• Development or infrastructure charges, if any
• Maintenance deposit and monthly charge
• Stamp duty and registration on the full value

KNS Calisto is called MUDA approved and RERA registered by KNS Infra, but no RERA number has been published. Ask for it and check the entry on the RERA Karnataka portal. The entry should match the layout name, the promoter, the land area and the plot count.

For a plotted layout, the land papers are what protect you. Ask the developer for:

• The conversion order that changed the land to residential use
• The MUDA-approved layout plan showing your plot and its size
• The release order that frees your plot for sale
• An encumbrance certificate for the survey land
• Title deeds and a lawyer's title report

Before you register, measure the plot on the ground and check it against the approved plan, since boundary mistakes are hard to fix later. On payment, the developer should register the sale deed in your name at the sub-registrar's office. Then apply for the khata in your name and keep the tax receipts, because you will need both to get a building sanction.

KNS Calisto spreads 387 plots across 29.87 acres, with roads, parks and a clubhouse zone shared among them. The open-space share has not been published, so ask for the approved layout plan and locate your plot number on it. Any launch images you are shown are as planned by the developer, and the finished site is the better guide.

Once your house is built, a morning could begin on the walking and jogging track that runs through the layout. Tennis players have a court of their own, and there is a volleyball court too. The multipurpose court and the mini golf give families something to do together at the weekend, while younger children head to the play area.

For festivals and community evenings, the amphitheatre is the gathering place. The clubhouse zone is part of the plan, but what it holds has not been published. Walk through the layout and see what is already built and working, how the parks are kept and who maintains them. Ask what the monthly maintenance charge is and what it covers.
