KNS Sampada Plots lies in Kanaminaki village, pincode 562109, which falls in Kengeri hobli of the Bengaluru South taluk. That places it off Mysore Road on the south-west side of the city. The developer has not published distances to stations, schools, hospitals or offices, so none are quoted here.

Kengeri, the settled suburb nearby, is where you would go for schools, hospitals and markets. Mysore Road is the route into the city, so most commutes will use it. Drive from the site to your workplace at your normal hour, then come back in the evening rush, before you decide.

Because handover is 2030 onwards, you are buying for the future rather than for next year. Ask how the approach road to the layout gate will be built and who maintains it. Also find out where the closest bus stop is today. When you build, you will visit the plot often with an architect and contractor, so an easy drive from your current home helps during that phase.

KNS Sampada Plots sells land, and each of the four sizes comes with a price band:

• 30 by 40 feet, 1,200 sq ft: Rs. 92.6 Lakhs to Rs. 1.05 Crore
• 30 by 45 feet, 1,350 sq ft: Rs. 1.04 Crore to Rs. 1.18 Crore
• 30 by 50 feet, 1,500 sq ft: Rs. 1.15 Crore to Rs. 1.31 Crore
• 40 by 60 feet, 2,400 sq ft: Rs. 1.85 Crore to Rs. 2.11 Crore

That is about Rs. 7,700 to Rs. 8,800 per sq ft for every size, so the band reflects position rather than size. Ask why one plot is priced above its neighbour. Budget separately for the design and construction of your house.

The land itself carries no GST, though you should ask whether development charges attract it. Stamp duty and registration are payable on the sale value. Ask for a cost sheet listing:

• Rate and area for your plot number
• Corner, facing or park-side premium
• Development and amenity charges
• Maintenance deposit
• Stamp duty and registration

KNS Sampada Plots has no RERA registration number published for this newly launched layout. Ask KNS Infra for it and search it on rera.karnataka.gov.in before paying a booking amount. The entry shows the approved layout, the plot count and the declared completion date, which you can check against the 2030 onwards handover.

With land, what you pay for is the title and the right to build a house. Ask to see:

• The conversion order for residential use
• The approved layout plan with your plot marked
• Parent title deeds for the 11 acres
• An encumbrance certificate for the land
• The draft agreement for sale, with handover date and delay penalty

Tie each payment to a stage of development you can see on the ground. Before registration, check that the release order covering your plot has been issued. The sale deed should carry your plot number, size and boundaries exactly as on the approved layout. After registration, apply for the khata in your name so you can get a building plan sanctioned.

KNS Sampada Plots divides 11 acres into 193 plots of four sizes, with gardens and play spaces threaded through it. The developer has not published the share of land kept open. Any images are renders as planned by the developer, so ask for the approved layout and check where your plot lies against the parks and main roads.

Mornings here lean outdoors. You might start on the cycling and jogging track, or on the meditation and yoga lawn. The outdoor gym suits a quick workout, and the dense Miyawaki planting and landscaped gardens make for a shaded walk. Children have play areas spread across the layout, and older ones can use the sports courts.

For evenings and weekends, the gazebos and seating plazas give neighbours a place to meet. The multipurpose party area handles family functions, while the amphitheatre suits community events. There is no clubhouse, gym building or pool, so indoor fitness will happen outside the gate. Houses will go up over several years, so expect building work nearby for a while after you move in.
