Legacy Saviero

Legacy Saviero stands at plot 97/2 in 3rd Hoysala Nagar, part of Vinayaka Layout, with Jayanti Nagar Main Road as the access and Ashirvad Colony close by (pincode 560016). Horamavu is a lived-in residential pocket in the east of the city, where apartment blocks and independent houses share the same streets. The developer has not published distances to offices, stations or schools, so this page quotes none.

Everyday errands are the easy part. Grocery shops, clinics and schools are already part of the locality, and Jayanti Nagar and Kalyan Nagar are nearby by road for bigger shopping and eating out. For work, drive your actual route at your actual hour, since east Bangalore traffic changes a great deal between 8 am and 10 am.

Because the building is complete, you can judge the approach for yourself rather than trust a map. Walk from the gate to the main road and note how wide the lanes are and where cabs can stop. Visit once after dark to see how well the street is lit. If you drive, ask how many parking bays come with the flat and where visitors park.

Legacy Saviero lists six plans, all on built-up area; carpet areas have not been published. The 2 BHK comes in about 1,460 sq ft from Rs. 94 Lakhs and about 1,480 sq ft from Rs. 95 Lakhs. The 3 BHK comes in about 1,860 and 1,870 sq ft from Rs. 1.24 Crore, and about 1,880 and 1,890 sq ft from Rs. 1.25 Crore.

At the entry price, the smaller 2 BHK works out to about Rs. 6,400 per sq ft. With the 3 BHK sizes so close together, compare the actual layouts: balcony placement, kitchen size and whether the third bedroom has its own bath. Those details matter more than a 10 sq ft gap.

A completed home with its occupancy certificate carries no GST. Stamp duty and registration apply in every case. Ask for a cost sheet with:

• Base price and the area it is charged on
• Car parking and the number of bays
• Clubhouse charges and maintenance deposit
• Any pending dues if the flat is a resale
• Stamp duty and registration on the full value

Legacy Saviero has no RERA registration number published by the developer. Ask Legacy Group whether the project was registered and, if so, verify the number on the Karnataka RERA website (rera.karnataka.gov.in). For a finished building, the papers issued at completion carry more weight.

Before paying any advance, ask to see:

• The occupancy certificate for your tower
• The sanctioned building plan with your flat marked
• Title documents for the land and an encumbrance certificate
• The khata and the latest property tax receipt
• A draft sale deed for review by your lawyer

On a resale, also collect the original sale deed from Legacy Group to the first owner and a no-dues letter from the residents' association. Your lawyer should trace the title back far enough to be sure the land is clean. Once the sale deed is registered, get the khata moved into your name.

Legacy Saviero has a simple site plan: two towers of 11 floors on 1.68 acres, with the shared facilities between them for 96 households. The developer has not published how much of the land is open space, so ask for the sanctioned plan and walk the grounds. Any brochure image is as planned by the developer, but here the finished buildings are there to see.

A morning might start with a few rounds of the jogging track or a session in the gymnasium, then a swim before work. After school, children have a play area and an activity area, and the outdoor courts and table tennis keep older children busy. The clubhouse and games room cover rainy afternoons.

In the evenings, the landscaped gardens are the place for a walk. The party area handles birthdays and small get-togethers without booking a hall outside. Retail spaces within the community save a trip for small daily needs. As residents are already living here, ask the association about the monthly maintenance charge and which facilities are running today.
