Mana The Right Life stands on the road that links Varthur with Sarjapura, pincode 560087, in east Bengaluru. The address on file gives no street number or landmark, so ask the sales team for the exact plot location and a map pin before your first visit.

This stretch joins two residential areas that have grown quickly, so your daily life would lean on both of them. Groceries, clinics and schools are found around Varthur on one side and Sarjapura on the other. Whitefield and the Sarjapur Road belt are a drive away, and the Outer Ring Road offices lie to the west. The developer has not published distances or travel times to any of these, so we do not quote figures.

With handover some years out, the roads you drive today may change a great deal by the time you move in. Test the commute at your real office hours anyway, since it tells you what the corridor is like now. Ask the developer how wide the approach road to the gate is and whether it is a public road or an internal one. Also ask how many entry points a campus of this size will have for residents and visitors.

Mana The Right Life has four layouts, all quoted as built-up area:

• Three bedrooms, 1,783 sq ft: Rs. 1.91 Crore to Rs. 1.99 Crore
• Two bedrooms plus study, 1,941 sq ft: Rs. 2.01 Crore onwards
• Three bedrooms plus study, 2,250 sq ft: Rs. 2.38 Crore to Rs. 2.43 Crore
• Large four bedrooms, 2,809 sq ft: Rs. 2.93 Crore to Rs. 2.97 Crore

At the lowest price, the three-bedroom plan works out to about Rs. 10,700 per sq ft. Carpet areas have not been published, so ask for them for each plan.

As a new launch, the homes attract GST until completion. Stamp duty and registration come on top too. Ask for a cost sheet that lists:

• Base rate and the area it is charged on
• Floor-rise and facing premiums
• Car parking charges
• Clubhouse fee and maintenance deposit
• GST as its own line
• Stamp duty and registration
• The payment schedule through to 2035

With a handover this distant, also ask whether a lower price is offered for paying more upfront, and weigh that against the risk of delay.

Mana The Right Life has no RERA registration number published for this launch. Ask for it before paying any amount, and look it up on the Karnataka RERA website, rera.karnataka.gov.in. The entry shows the approved number of homes, the plan and the promoter's declared completion date.

For a new launch, ask for these documents:

• RERA registration certificate for your tower
• Title deeds and an encumbrance certificate for the land
• Land conversion order for residential use
• Sanctioned building plan and commencement certificate
• A draft agreement for sale with the handover date and delay penalty
• The payment schedule linked to construction stages

Because the handover date is so distant, read the delay clause with care and see what refund applies if the project stalls. Keep every payment receipt. At handover, ask to see the occupancy certificate for your tower, then register the sale deed and move the khata into your name.

Mana The Right Life is described by the developer as a 100-acre campus holding three towers, the tallest at 26 floors, and 683 homes, with more than 13 acres kept as gardens. Ask for the sanctioned master plan to see where the towers, gardens, retail and roads fall, and which parts belong to this phase. Pictures shown to you are renders as planned by the developer.

A morning here might start on the walking track with its reflexology path, or on the yoga and meditation deck. The gym and pool in the Right Club House cover the rest of a workout. Children have four separate kinds of play area, and older ones can use the sports courts in the evening.

For bad-weather days, there is an indoor games zone. Birthdays and gatherings can go to the multipurpose party area, and the amphitheatre suits performances and community events. Retail spaces planned within the campus should mean fewer car trips for daily needs, once they open. Since handover runs to 2035, ask which facilities come with the first tower and which only follow later, and what the maintenance charge is expected to be.
