Merusri Serenova Plots

Merusri Serenova Plots Overview

Merusri Serenova Plots is a ready-to-move plotted development by Merusri Developers on IVC Road, North Bangalore. The land is in Maragondanahalli, pincode 562157, beside Rajanukunte, in the belt where Yelahanka meets Doddaballapur Road. It suits buyers who want to build their own house in north Bengaluru rather than buy a flat.

The developer calls the project ready to move, yet quotes handover from March 2027. Those two statements do not agree. Before you pay anything, ask the developer in writing whether your plot can be registered in your name now or only when the layout is finished.

Twelve acres are carved into 166 plots, offered in four sizes. A 30x40 site of 1,200 sq ft is priced at Rs. 84 Lakhs to Rs. 90 Lakhs, and a 30x50 site of 1,500 sq ft at Rs. 1.05 Crore to Rs. 1.13 Crore. The larger options are a 40x60 site of 2,400 sq ft at Rs. 1.68 Crore to Rs. 1.80 Crore and a 40x70 site of 2,800 sq ft at Rs. 1.96 Crore to Rs. 2.10 Crore. Across all four, the rate works out to about Rs. 7,000 to Rs. 7,500 per sq ft of land.

This suits a buyer who wants land in a gated layout with a clubhouse and pool, plans to build in a few years, and can pay upfront rather than in construction stages. It also suits someone who wants a 40x60 or larger site for a family home with a garden. Look elsewhere if you need to move in soon, since a plot needs its own build time after registration. It is also a poor fit if your budget stops below Rs. 84 Lakhs, or if you would rather not manage a construction project yourself.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Merusri Serenova Plots

Merusri Serenova Plots lies in Maragondanahalli village, pincode 562157, a short way off IVC Road with Rajanukunte next door. Yelahanka, reached along Doddaballapur Road, is your nearest large suburb for shopping, hospitals and schools. You can drive to the airport, though the developer has not published a distance or drive time.

For a plot buyer, the location question has two parts. The first is today: how easy is it to reach the site to supervise your build? Drive there on a weekday and see how the approach road holds up, and whether trucks carrying material can get in without trouble.

The second part is the future, when your family lives here. Time the drive to your office and to your children's school at peak hours. Ask where the nearest grocery store, pharmacy and clinic are, and whether cabs and autos come this far.

Outer areas like this change fast as layouts fill up, which cuts both ways. New roads and shops may follow, but so can traffic. Look at what else is being built nearby and ask neighbours how the roads have changed in the last few years.

Homes and prices at Merusri Serenova Plots

Merusri Serenova Plots has four plot sizes, quoted as land area:

  • 30x40 ft, 1,200 sq ft: Rs. 84 Lakhs to Rs. 90 Lakhs
  • 30x50 ft, 1,500 sq ft: Rs. 1.05 Crore to Rs. 1.13 Crore
  • 40x60 ft, 2,400 sq ft: Rs. 1.68 Crore to Rs. 1.80 Crore
  • 40x70 ft, 2,800 sq ft: Rs. 1.96 Crore to Rs. 2.10 Crore

Each range works out to about Rs. 7,000 at the low end and about Rs. 7,500 per sq ft at the high end. The spread within a size usually reflects facing, corner position or nearness to a park, so ask what drives the price of the plot you like.

Remember that the plot price is only the land. You will still pay to design and build your house. Stamp duty and registration apply to the plot purchase. Ask for a cost sheet that lists:

  • Rate per sq ft and the exact plot area
  • Premium for corner, east-facing or park-facing plots
  • Clubhouse membership and any infrastructure charges
  • Maintenance deposit and the monthly charge per plot
  • GST, if charged on any development component
  • Stamp duty and registration on the full value

Paperwork and approvals for Merusri Serenova Plots

Merusri Serenova Plots has no RERA registration number published by the developer. Ask Merusri Developers for it and look it up on the Karnataka RERA website. The entry also shows the promoter's completion date, which helps explain why the layout is called ready to move yet quotes possession from March 2027.

A plot is only as good as the approvals behind it, so have a lawyer check these before you pay a booking amount:

  • The land conversion order from agricultural to residential use
  • The approved layout plan from the planning authority
  • The release order that frees your plot for sale and registration
  • Title deeds and an encumbrance certificate for the 12 acres
  • The RERA registration certificate
  • A draft sale deed with your plot number and exact measurements

If the release order for your plot has not yet been issued, ask when it will be. Get that timeline into the agreement, along with what happens if it slips.

At registration, you should receive a sale deed for your plot. After that, apply for the khata in your name. You will also need an approved building plan before you start construction on the site.

Living at Merusri Serenova Plots

Merusri Serenova Plots splits 12 acres into 166 house sites, with a clubhouse and shared green spaces for every owner. The developer has not published the share of open space, so ask for the approved layout plan and look at where your plot falls relative to the parks, the clubhouse and the main road. Any images you see are as planned by the developer.

Once houses go up, a morning could start on the jogging and skating track or in the yoga and meditation area, followed by the gym or a swim. The co-working spaces let you work away from home on some days, and the cafe covers a quick lunch. Children get play areas, parks and several sports courts to use after school.

Later in the day, the prairie gardens and landscaped lawns are the place for a walk, and dog owners have pet parks of their own. The spa, sauna and health club, the indoor games zone and the party area handle weekends and celebrations. An amphitheatre and a gallery round out the plan.

Ask which of these facilities are built today and which will come later, and what the maintenance charge per plot will be.

Frequently Asked Questions

Is the layout ready, or is possession in 2027?
The developer lists it as ready to move but also quotes possession from March 2027 onwards. Ask Merusri Developers, in writing, when your specific plot can be registered and when the roads, power and water lines will be complete.
What does a plot cost per sq ft here?
Using the published ranges, every size works out to about Rs. 7,000 to Rs. 7,500 per sq ft. A 30x40 site costs Rs. 84 Lakhs to Rs. 90 Lakhs. Corner and park-facing plots usually carry the top of a range, so ask why.
Which plot size should I pick for a family home?
A 30x40 or 30x50 site suits a compact house for a small family. The 40x60 and 40x70 sites leave room for a larger home with a garden or a separate floor for parents. Check the building rules for each size before you choose.
Has the project been registered under RERA?
The developer has not published a RERA number. Ask for it and check the entry on the Karnataka RERA website before paying a booking amount. The entry shows the declared completion date, which helps settle the question of when the layout is finished.
Where exactly is the layout?
The site is in the village of Maragondanahalli, pincode 562157, reached from IVC Road, with Rajanukunte close by. The developer has not published distances to the airport, offices or schools, so drive the routes you need at peak hours before you decide.
Can I start building as soon as I buy?
Only once the plot is registered in your name, the khata is issued and you have an approved building plan. Also check whether the layout has any rules on design, height or the time within which you must build.
