Nova by Raghava

Nova by Raghava sits at Nanakramguda, inside the Financial District, pincode 500032, on the western side of Hyderabad. The big draw is the job market around you: the district is full of large office campuses. For many residents the daily commute could be a short drive or even a cab ride of a few minutes, rather than an hour across town.

Beyond the office belt, you drive to Gachibowli and Kokapet, and the ORR runs close to the area for trips to the airport side or other parts of the city. The developer has not published distances or journey times to any of these places, so we quote none. Drive to your own workplace at peak hour and see what the trip really costs you.

For schools, hospitals and shops you look to Nanakramguda and Gachibowli, so errands stay within the west side. A new tower in a busy office district also means heavy traffic at shift changes. Look at the approach roads and the tower's entry points during a weekday evening, and ask how much parking comes with each home.

Nova by Raghava has only 3 BHK homes. The first plan measures about 2,000 sq ft and starts at Rs. 2.15 Crore, which is about Rs. 10,800 per sq ft. The second measures about 2,038 sq ft and starts at Rs. 2.39 Crore, about Rs. 11,700 per sq ft. The sizes appear to be saleable area; carpet areas have not been published.

The small size gap and the large price gap suggest that floor, facing or view is priced in. Ask the developer to explain it and to quote the exact flat you want.

This is an under-construction purchase, so GST applies on top of the base price. Stamp duty and registration are due when the sale deed is executed. Ask for a cost sheet that lists:

• Base rate and the area it is charged on
• Floor-rise premium for your level
• Car parking bays included
• Clubhouse membership and the maintenance deposit
• Prepaid meter and power connection charges
• GST, stamp duty and registration as separate lines

Nova by Raghava has no RERA registration number published yet. Ask Raghava for it and check the entry on the Telangana RERA portal (TS-RERA) before you pay anything. The entry shows the approved plan, the declared completion date and the promoter's quarterly progress updates, which matter on a 2031 handover.

At this early stage, ask for:

• RERA registration certificate
• Building permission and the sanctioned plan for your tower
• Title documents and an encumbrance certificate for the 7.02 acres
• Draft agreement for sale with the handover date and penalty for delay
• Payment schedule linked to construction stages
• Bank approvals, if you need a home loan

At handover, ask for the occupancy certificate for your tower before you take the keys. Then register the sale deed and move the property tax record and the power connection into your name.

Nova by Raghava plans two 61-floor towers on 7.02 acres, so most of the shared space is inside a clubhouse of 50,900 sq ft and on the rooftops rather than on the ground. The open-space share has not been published. Ask for the sanctioned site plan, and treat the images you are shown as renders as planned by the developer.

A working day might begin in the gymnasium or on the jogging track, with a swim before breakfast. Remote workers get a coffee lounge and co-working desks downstairs, which spares the dining table. Parents can use the creche while children use the play areas later in the day.

Evenings and weekends move to the sports courts, the indoor games zone and the spa and salon. The mini theatre handles a film night, and the multipurpose party lounge takes a family function. Rooftop cabanas give you a view at the end of the day, and retail stores cover small shopping. With about 1,440 homes sharing these spaces, ask how bookings and peak-hour lift waits will be managed.
