Pride Crosswinds

Pride Crosswinds lies in Bukkasagara village, in Jigani Hobli of Anekal Taluk, pincode 560083, inside Pride Vatika Layout and reached by Pride Vatika Main Road. Jigani is on the southern side of the city, and the developer has not published distances to offices, stations, schools or hospitals, so none appear here.

A plot changes how you judge location. You are not moving in tomorrow, so think about the house you will build and the life around it in a few years. Drive the route to your workplace at peak hours, then find the nearest school, hospital and market and time those trips.

Because the layout has been complete since 2016, you can see what neighbours have built. Walk the streets and note how many plots have houses, how many are empty, and how the roads, drains and streetlights have aged. Ask whether water and power connections are available at the plot boundary, and how construction material will reach your plot.

Pride Crosswinds laid out two plot sizes, each in a Superior and a Premier version. The 30x40 plot is 1,200 sq ft: Superior starts at Rs. 52.2 Lakhs, about Rs. 4,350 per sq ft, and Premier at Rs. 54.6 Lakhs, about Rs. 4,550 per sq ft. The 30x50 plot of 1,500 sq ft is sold out in both versions, so it is available only from owners.

This is a finished layout, so no GST is charged on the plot price. Stamp duty and registration apply to every purchase. The house you build later is a separate budget, and a building contractor's bill does attract GST. Ask for a cost sheet that shows:

• Price of the exact plot, and whether it is Superior or Premier
• Corner or park-facing premium, if any
• Development and infrastructure charges
• Clubhouse membership and maintenance deposit
• Water and power connection charges
• Stamp duty and registration

Pride Crosswinds has no RERA number published for this layout. Search it on the Karnataka RERA website (rera.karnataka.gov.in) and ask Pride Group for its registration status. For a plot, the land papers matter most. Ask for:

• Conversion order changing the land from agricultural to residential use
• Approved layout plan with your plot marked
• Release order for your plot from the approving authority
• Title documents for the layout land
• Encumbrance certificate for your plot
• Khata or property tax records for the plot

Walk the plot with the survey sketch and confirm the boundary stones. If you buy a 30x50 plot on resale, add the seller's registered sale deed and a no-dues letter from the association. A property lawyer should check the full set before you pay. At registration you get a sale deed for the plot; then move the khata to your name.

Pride Crosswinds arranges 50 acres of streets and plots around shared facilities. The open-space share has not been published, so ask for the approved layout plan and check where the parks and the clubhouse are placed relative to your plot. Treat images as renders as planned by the developer.

Once your house is built, a morning could start on the jogging track or in the gym, with a swim afterwards. Children have a kids' play area and an activity area, and the outdoor courts take over after school. The golf greens offer a quieter game, and the games room covers rainy days.

Weekends suit the barbecue area and the party area for family gatherings, and a walk through the landscaped gardens. The clubhouse ties it together. Owners pay maintenance whether or not they have built, so ask for the current charge per plot and what it covers.
