Pride Rolling Hills lies in the Pride Vatika Annexe at Bukkasagara village, on the road that runs between Bannerghatta and Jigani, pincode 560105. Jigani has grown into a corridor of plotted layouts on the southern edge of Bengaluru. Several Pride layouts share this stretch, so check that you are visiting the right gate.

The developer has not published distances or journey times to offices, schools, hospitals or stations, so we do not quote any. Because the house you build here may be your home for decades, the commute deserves a real test. Drive from the layout to your workplace on a weekday morning, and make the return trip in the evening.

Jigani and Bannerghatta are the nearest places for groceries, schools and clinics. Make a list of the trips your family makes each week and time them from the layout. If you plan to rent the house out, ask local agents who usually rents in this area and why.

Also look at the approach road from the main road to the layout gate. It will carry construction lorries for years as owners build, and your family's cars after that.

Homes and prices at Pride Rolling Hills

Pride Rolling Hills sold land, not a house. Every plot in the layout measures about 1,200 sq ft. The plots came as standard or east-facing, and either could also be a corner plot, overlook a park, or both. Pride Group has sold them all, so any plot on the market today belongs to an owner who sets the price.

Because the size never changes, the position drives the price. An east-facing corner plot next to a park will usually be listed higher than a regular plot mid-row. Look at several before you make an offer.

Land is outside GST, so the plot price carries none. Stamp duty and registration are payable on every sale. When you build, the builder will usually charge GST on the work. Before you agree a price, check:

  • The plot number, facing and whether it is a corner or park plot
  • The plot area in the seller's sale deed
  • Maintenance dues and any association transfer fee
  • The permitted floors and setbacks for your plot
  • Your bank's valuation against the asking price
  • Stamp duty and registration on the full value

Paperwork and approvals for Pride Rolling Hills

Pride Rolling Hills does not yet show a published RERA registration number. You can search the Karnataka RERA portal, rera.karnataka.gov.in, by project name. On a resale plot, though, your protection comes from the land papers and from the seller's own title.

Ask the seller, or the developer through the seller, for:

  • The conversion order that turned the land to residential use
  • The approved layout plan showing the plot
  • The release order for the plot, since some plots are held back until works are done
  • The seller's registered sale deed
  • An encumbrance certificate covering at least 30 years
  • The khata extract and recent property tax receipts
  • A no-dues letter from the association

Walk the plot with a surveyor and match its boundaries to the sketch. After you register the sale deed, move the khata into your name. You will need it to get a building plan sanctioned.

Living at Pride Rolling Hills

Pride Rolling Hills lines 270 plots along its internal roads on 14 acres, and more than 40% of the land is kept open. Get a copy of the sanctioned layout from the association. It shows where each plot, park and civic area lies, and helps you judge whether a corner or park-side plot is worth its premium. Pictures you are shown are renders as planned by the developer, but here you can walk the real thing.

A morning could begin on the jogging track, followed by a workout at the gymnasium. Children have a play area, while the outdoor courts and the activity area give older ones space to run around after school. When it rains, the games room takes over.

Evenings are for walks through the landscaped gardens. Birthday parties and festival get-togethers can move to the party area. CCTV covers the layout, which matters in a plotted community where many plots stay empty for years.

Maintenance is charged on every plot, built or not. Ask the association for the current rate and any dues on the plot you want.
