Getting around from Pride Sunrise

Pride Sunrise stands on the Bannerghatta to Jigani road, in Bukkasagara village close to the Koppa Gate crossing, pincode 560083. This corridor on the southern edge of Bengaluru has filled in with gated layouts over the past decade. Most of your trips will start by heading to Bannerghatta or to Jigani.

The developer has not published distances or journey times to offices, schools, hospitals or stations, so we do not quote any. The simplest test is your own commute. Drive to work from the gate on a weekday morning and back in the evening. If you rely on buses or shared autos, try that route as well.

Koppa Gate junction is the pinch point for traffic here. Stand there at peak hour and see how long it takes to get through. The four blocks on the site are placed differently, so check how far your block is from the gate and the road.

Residents who have lived here since 2020 know the area well. Ask a few where they buy groceries, which clinic they use and how long the school run takes.

Homes and prices at Pride Sunrise

Pride Sunrise was built in two plans. The one-bedroom flat is about 570 sq ft and the two-bedroom about 797 sq ft, both as built-up area. The developer has no stock left, so every flat for sale is an owner's resale, priced by that owner.

In a three-floor block, the floor matters less than in a tower, but it still counts. A ground-floor flat may open onto a garden, and a top-floor flat can be brighter but warmer. Ask for the plan of the exact flat, since layouts are not always identical from floor to floor. Compare a few listings before you make an offer.

A finished flat bought from an owner carries no GST. Stamp duty and registration apply to every sale. Before you agree a price, check:

Ask the seller for:

  • The occupancy certificate for the block
  • The sanctioned building plan showing the flat
  • The seller's registered sale deed and the original developer agreement
  • An encumbrance certificate that shows no loan remains on the flat
  • The khata extract and recent property tax receipts
  • A no-dues letter from the owners' association

If the seller still owes money on a home loan, the lender holds the original documents. Agree in writing how the loan will be closed and the papers released before you register. Once the sale deed is registered in your name, move the khata, the tax account and the electricity connection across as well. Keep copies of every receipt, since a future buyer or lender will ask for them.

Living at Pride Sunrise

Pride Sunrise has four blocks of three floors sharing 1.33 acres, home to 128 households. The share of open land has not been published. Ask the association for the site plan so you can see how the blocks face each other and where the gardens lie. Pictures you are shown are renders as planned by the developer, but here the real site is there to walk.

Mornings could start on the jogging and cycling track or in the gymnasium, then a swim in the pool. The clubhouse spans 20,000 sq ft, so there is room for an indoor games room as well. Children have a play area and an activity area, and the outdoor sports courts are there for after school.

In the evening, the landscaped gardens make an easy walk, and the amphitheatre can host a community event. Family celebrations can go to the party area. Retail spaces on site can cover small daily needs.

Years into daily use, the state of these facilities tells you how the community is run. Visit on a weekend and ask the association about the monthly maintenance charge and recent repairs.
