Provident Deansgate

Provident Deansgate Overview

Provident Deansgate is an under-construction apartment project by Provident Housing on IVC Road in north Bangalore, at Kempalingapura, with handover planned from 2028 onwards. Provident Housing is building 288 three-bedroom duplex homes here, each laid out over two floors, priced from Rs. 2.63 Crore. It suits North Bengaluru buyers who want the feel of a house near the airport, without the upkeep of a standalone villa.

The community covers 14 acres. With every home only two storeys high, the campus will read as a neighbourhood of low houses rather than a cluster of towers. The developer's specification refers to the homes as townhouses, which fits that picture. Expect shared walls with neighbours, but also your own front door, your own staircase and no long lift waits.

Three plans are listed. The Magnus plan offers 2,166 sq ft, priced at Rs. 2.63 Crore upwards, or roughly Rs. 12,100 a sq ft. One Imperium plan gives 2,173 sq ft for Rs. 2.68 Crore and up, near Rs. 12,300 a sq ft. The other Imperium plan is smaller at 1,949 sq ft yet dearer at Rs. 2.78 Crore, about Rs. 14,300 a sq ft. That smaller-but-costlier plan needs an explanation from the sales team before you compare.

This suits a family with a budget of Rs. 2.6 Crore or more that wants separate living and sleeping floors, and works near the airport or in north Bengaluru. It also suits apartment owners ready to move to a house-like home. It is a weak fit if you need a home before 2028, want to live close to the city centre, or prefer single-level living for an older parent who struggles with stairs.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Provident Deansgate

Provident Deansgate stands on IVC Road at Kempalingapura, pincode 562110, in north Bengaluru. The road peels off close to Devanahalli, into a belt of new housing that is filling up quickly. This is the same side of the city as Kempegowda International Airport. If you fly often or work near the airport, that position is the main draw.

For daily needs, Devanahalli town is the nearest hub for schools, shops and hospitals, and the airport road connects you onward. The developer has not published distances or drive times to any named place, so none are given here. Areas like this are still building up, so expect some errands to need the car for a while.

Test the location before you book. Drive from the site to your workplace at your normal hour and back in the evening. Find the school your children would attend and check whether its bus reaches IVC Road. Locate the nearest hospital with an emergency ward. Handover is due from 2028, and the belt will change by then, but judge it on what is there today, not on what a brochure expects.

Homes and prices at Provident Deansgate

Provident Deansgate has only three-bedroom duplexes over two floors, sold in three plans with starting prices:

  • Magnus: 2,166 sq ft, Rs. 2.63 Crore
  • Imperium: 2,173 sq ft, Rs. 2.68 Crore
  • Imperium: 1,949 sq ft, Rs. 2.78 Crore

That puts the rate at roughly Rs. 12,100 a sq ft for the Magnus, near Rs. 12,300 for the larger Imperium and about Rs. 14,300 for the smaller one. Areas are not labelled as carpet or saleable, so ask which applies. As the homes are under construction, GST applies, plus stamp duty and registration. Payments usually follow a construction-linked plan. Ask for a cost sheet that shows:

  • Base price for your exact home and plot position
  • Corner or garden-facing premium, if any
  • Car parking
  • Clubhouse membership and maintenance deposit
  • GST as its own line
  • Stamp duty and registration
  • The stage-wise payment schedule

Paperwork and approvals for Provident Deansgate

Provident Deansgate has no RERA registration number published for the project. Ask Provident Housing for it and search the entry on the Karnataka RERA portal at rera.karnataka.gov.in before paying anything. The entry lists the approved plan, the number of homes and the completion date the promoter has declared.

With a handover some years away, ask for:

  • The RERA certificate for the phase you are buying in
  • The land conversion order for residential use
  • Title documents and an encumbrance certificate for the land
  • The sanctioned layout and building plan showing your home
  • The commencement certificate
  • A draft agreement for sale with the handover date, delay terms and payment schedule

Townhouse-style homes sometimes come with an undivided share of land, so ask how much land is tied to each home and how it is recorded in the deed. At handover, insist on the occupancy certificate, register the sale deed, and have the khata issued in your name.

Living at Provident Deansgate

Provident Deansgate lays out 288 two-storey homes over 14 acres, with a clubhouse, a pool, courts for sport and gardens for everyone. Low buildings leave more sky and more ground than a tower campus. Ask to see where your home is placed relative to the clubhouse, the main gate and the internal roads, and which way its garden or balcony faces. Any images you see are as planned by the developer, since nothing is finished yet.

An ordinary day might start with a run on the jogging track or a session in the gymnasium, then a swim. After school, children can use the kids' play area and the multiple sports courts, while the indoor games zone and the activity spaces cover the monsoon months. The health centre is handy for routine care, and the retail spaces cut down on small trips out.

At weekends, the landscaped gardens become the neighbourhood's meeting place, and birthdays or festivals can use the multipurpose party area. Ask which facilities open with the first handovers and which will follow, how the clubhouse will be run, and what the monthly maintenance charge per home is expected to be.

Frequently Asked Questions

Why is the smaller Imperium plan priced higher?
The 1,949 sq ft Imperium is listed at Rs. 2.78 Crore, above the 2,173 sq ft Imperium at Rs. 2.68 Crore. The reason is not published. It may reflect plot size, position or a pricing error, so get the explanation in writing before you book.
When will the homes be ready?
Construction is under way and handover is planned from 2028 onwards. Ask for the committed month in your agreement for sale, check the completion date filed with RERA, and pay only against stages you have seen finished on site.
Are these apartments or houses?
Each home is a three-bedroom duplex on two floors, and the specification calls them townhouses. You get your own entrance and stairs inside the home, with shared walls and a shared clubhouse, pool and gardens across the 14-acre community.
How far is the airport?
No distance has been published. IVC Road starts close to Devanahalli, in the part of Bengaluru that also holds Kempegowda International Airport, so the airport and Devanahalli town are the natural nearby hubs. Drive the route yourself at the hour you would usually travel.
What will I pay on top of the listed price?
As the homes are under construction, GST applies. Stamp duty and registration are due on every purchase. Ask also about car parking, clubhouse membership, the maintenance deposit and any premium for corner or garden-facing homes, since the listed prices are starting figures.
Does the project have a RERA number?
No RERA number has been published. Ask Provident Housing for it and look it up on the Karnataka RERA portal before paying a booking amount. The entry shows the approved plan, the number of homes and the declared completion date.
