Provident Equinox

Provident Equinox has its front gate on SH17 near Nice Junction, pincode 560060, on the Mysore Road side of Bengaluru. Nice Junction is the landmark most people use for this stretch, which makes the place easy to describe to a cab driver or a visitor. Mysore Road itself is one of the main routes leading out of the city, so a large share of your trips will begin on it.

The developer has not published distances to metro stations, schools, hospitals or business parks. We do not quote any here, and you should not rely on anyone else's guesses either. Instead, time the trips that decide your week. Drive to your office at the hour you would really leave, then do the school run and the drive back in evening traffic.

Inside the gate, the scale matters too. Seven towers spread over a large site mean that the walk from your block to the clubhouse, the shops or the main entrance can differ a lot from one tower to the next. On your visit, walk from the unit you like to each of those points and note how long it takes. Also check where visitors park and how the entry gate copes at school and office hours.

Provident Equinox offered two homes: a two-bedroom of about 883 sq ft and a three-bedroom of about 1,082 sq ft, both quoted as built-up area. The step up buys you roughly 200 sq ft and a third bedroom. Both layouts are sold out with Provident Housing, so every flat on the market now belongs to an owner who sets the price.

That makes the unit, not the brochure, the thing to judge. Floor, facing, the state of the kitchen and bathrooms, and any changes the owner has made can all move a fair price. Look at two or three flats of the same size before you settle on one. A finished home carries no GST on resale, but stamp duty and registration apply on the agreed value. Before you agree terms, ask the seller for a written sheet that shows:

• The agreed sale price and the area it covers
• Covered or open car parking included with the flat
• Maintenance paid up to date, with the latest receipt
• Any transfer fee charged by the owners' association
• Stamp duty and registration on the full value
• Fittings and furniture that stay with the home

Provident Equinox has no RERA registration number published by the developer. Ask the seller or Provident Housing for it, and look it up on the Karnataka RERA website (rera.karnataka.gov.in) before you hand over an advance. The entry, if there is one, will show the approved plans and the completion filing.

Because this is a finished project sold by owners, your checks are about the flat and the person selling it. Ask for these before you sign an agreement:

• Occupancy certificate for the tower
• Approved building plan showing the unit
• Registered sale deed in the seller's name, and the earlier deed from the developer
• Khata in the seller's name and the latest property tax receipt
• Encumbrance certificate covering recent years
• Loan closure letter, or the bank's figure to clear an open loan at registration
• No-dues letter from the owners' association

Make sure the name on every document matches the person signing, and that all joint owners sign together. At registration you receive the sale deed in your name. Then apply to transfer the khata and the electricity account, and give the association your details.

Provident Equinox spreads 672 households across seven towers of 12 floors, on land given as 59 acres. Mid-rise blocks on a wide site usually mean short lift waits and more open ground between buildings than a cluster of tall towers. Any images you see of the layout are as planned by the developer, so compare them with what stands on the ground today.

A weekday could start with a run on the jogging track or a session in the gymnasium, then a swim before work. After school, children head to the play area and the activity areas while parents walk the landscaped gardens. The outdoor courts fill up in the evenings, and the games room takes over when it rains.

The clubhouse is the hub for everything else. It holds the spa and sauna for a slow Sunday, and the party area for birthdays and family functions. Retail spaces within the project cover small daily errands without leaving the gate. Since people have lived here since 2022, ask residents which facilities are well kept, what the pool timings are, and whether the courts and party area are booked through the association.
