Provident Sunworth City stands near Nice Junction on Mysore Road, in Kambipura, pincode 560060. Mysore Road is the main line out of this part of the city, and Nice Junction is the landmark most people know it by. Nearly every trip you make will start on one of these two.

The developer has not published distances to metro stations, schools, hospitals or workplaces, so we give none. Test the journeys that matter to you. Drive to your office at the hour you would really leave, and drive back in the evening peak.

If you have school-age children, time the school run too. If you use buses or cabs, stand at the main road at 8.30 a.m. and note how long you wait. Visit on a weekend as well to see how the road behaves on a shopping day.

Inside a 60-acre site, distances matter too. A block near the Mysore Road gate is quicker to leave but hears more traffic. A block deep in the township is quieter, but the walk to the gate and the clubhouse is longer. Ask for the site plan and pace out the walk from your block.

Provident Sunworth City lists four plans, each as built-up area:

• 2 BHK, roughly 883 sq ft: Rs. 99 Lakhs upwards
• 3 BHK Comfort, roughly 1,082 sq ft: Rs. 1.05 Crore upwards
• 3 BHK Grand, roughly 1,779 sq ft: Rs. 1.76 Crore upwards
• 3 BHK Luxe, roughly 2,108 sq ft: Rs. 2.12 Crore upwards

Per sq ft that is about Rs. 11,200, Rs. 9,700, Rs. 9,900 and Rs. 10,100 in that order. The two-bedroom costs the most per foot, and the Comfort plan the least. The jump from Comfort to Grand adds about 700 sq ft, so compare those two plans room by room. Carpet areas are not published.

This is an under-construction purchase, so GST applies to the construction share. Stamp duty and registration are extra in every case. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and facing charges for your unit
• Car parking and the number of bays
• Clubhouse fee and maintenance deposit
• GST as its own line
• Payment stages tied to named construction milestones

Provident Sunworth City has no published RERA registration number. A township of this size is usually registered in phases, so ask Provident Housing for the number that covers your block. Check it on the Karnataka RERA website (rera.karnataka.gov.in) before you pay a booking amount. The entry shows the declared completion date for that phase.

At this stage, ask for:

• RERA registration certificate for your phase
• Approved building plan with your block and unit
• Title documents for the land
• Encumbrance certificate
• Draft agreement for sale, with the handover date
• Payment schedule tied to named construction stages

Read the agreement for the penalty the developer pays if handover is late, and for what happens if the plan changes. Pay each instalment only when the stage it is tied to is visible on site.

At handover, ask for the occupancy certificate for your block. Then register the sale deed in your name, and apply for the khata and the electricity connection.

Provident Sunworth City plans 2,784 homes in 29 blocks of 12 floors, spread across 60 acres. That is a small town in size, and it is planned to cover much of daily life inside the gate. Everything you see now is as planned by the developer, so ask which facilities come with the first phase and which follow later.

A morning here could start on the jogging and skating track, or in the gymnasium and swimming pool at the clubhouse. The tennis courts, of which there are several, suit early players and weekend matches. Children have their own play area, and the indoor games zone takes over on wet days.

Daily errands are meant to stay inside the township. Retail spaces cover small shopping, and an ATM saves a trip for cash. A health centre is planned for basic care. The library offers a quiet corner, and the party area takes birthdays and family functions. Landscaped gardens run between the blocks for an evening walk.

With so many families sharing facilities, ask how the clubhouse and courts will be managed, and what maintenance is expected to cost.
