Provident Welworth City fronts Doddaballapur Main Road at Marasandra Amanikere, pincode 562163, beyond Yelahanka on the northern edge of Bengaluru. Doddaballapur Main Road is the township's frontage and the route for almost every trip, towards Yelahanka and the city or out towards Doddaballapur.

The developer has not published distances to metro stations, schools, hospitals or workplaces, and we do not guess at them. Test the journeys that matter to you. Drive to your office at the hour you would normally leave, and repeat the trip in the evening rush.

If you have children, time the school run in both directions. If you rely on buses or shared autos, wait at the main road at the morning peak and see how long it takes to get moving. A weekend visit shows how the road behaves on shopping days.

On 41 acres, distances inside the gate matter too. A building near the main road is quicker to leave but hears more traffic, while one deeper inside is quieter but further from the gate. Pace out the walk from the flat you like to the entrance.

Provident Welworth City has one home on record: a three-bedroom flat of about 1,075 sq ft, measured as built-up area. It is sold out with Provident Housing, so every flat on the market belongs to an owner who sets the price. If you are offered a different size, ask for the approved plan that shows it.

With one plan to compare, the building, floor, facing and condition of each flat decide its value. A flat facing open ground should cost more than one hemmed in by the next block. A worn kitchen or bathroom should cost less. See at least two similar flats before you make an offer, and ask for the carpet area.

A finished flat with an occupancy certificate carries no GST on resale. Stamp duty and registration apply on the agreed value. Before you agree terms, ask the seller to put in writing:

• The agreed price and the area it covers
• Car parking allotted to the flat
• Maintenance and property tax paid up to date
• Any transfer fee charged by the association
• Stamp duty and registration on the full value
• Fittings that stay with the home

Provident Welworth City has no RERA registration number published for the township. Ask the seller whether one exists and check it on the Karnataka RERA website (rera.karnataka.gov.in). Projects finished before RERA took effect may not carry one, which puts more weight on the documents below.

You are buying from an owner, so the checks cover both the flat and the seller's right to sell it. Ask for:

• Occupancy certificate for the building
• Approved building plan with the flat marked
• The seller's registered sale deed, and the earlier deed from the developer
• Seller's khata and the most recent tax receipt
• Encumbrance certificate for recent years
• Loan closure letter, or the bank's figure to clear an open loan
• No-dues letter from the owners' association

Have a lawyer read the whole chain of ownership before you pay an advance. All owners named on the deed must sign. At registration you receive the sale deed in your name. Then transfer the khata and the electricity account, and register with the association.

Provident Welworth City covers 41 acres. The developer has not published the number of buildings, their height, the total homes or a list of shared facilities. Any layout images you see are as planned by the developer, and on a finished site the ground itself is the better guide.

So build your own picture of daily life with two visits, one in the morning and one in the evening. Note where children play, where people walk, and which common spaces are busy or empty. See how far the flat you like is from the gate, from any clubhouse or sports area, and from the nearest shop.

Talk to residents and to the owners' association. Ask what facilities the township has, what the monthly maintenance charge covers, and how water supply, lifts and power backup have held up. Ask too how security is organised across a site this big.

Finally, look closely at the building you would live in. Check the lobby, the staircase and the terrace for damp or cracks. See how parking is allotted, and whether visitor parking is enough on a weekend.
