Radiance Edgewood is at Navalur, a locality on the southern edge of Chennai. That is as much as the developer has put in writing. No street address, pincode, landmark or travel distances have been published, so we do not quote any here, and you should not rely on a figure you hear on a sales call without seeing it on paper.

The best way to judge the location is to live a day of it. Start at the site gate at the hour you leave for work, drive to your office, and note how long it takes. Do the return trip in the evening rush too. If you have children, time the school run the same way, and look for the nearest hospital and the nearest grocery store you would actually use.

Remember that the site will change a great deal before January 2029. Roads inside the gated layout, the entrance and the approach from the main road may look very different once 83 homes are finished and occupied. Ask the sales team where the main gate will be and which road it opens onto. A second visit closer to handover will show you more than a visit made on bare ground today.

Radiance Edgewood offers five villa plans, all quoted as built-up area. Three-bedroom villas with three toilets measure about 2,181 sq ft from Rs. 2.49 Crore and about 2,187 sq ft from Rs. 2.54 Crore. Four-bedroom villas with four toilets come in about 2,574 sq ft from Rs. 2.93 Crore and about 3,021 sq ft from Rs. 3.51 Crore. The largest plan adds a home theatre, about 3,554 sq ft from Rs. 4.05 Crore.

On the smallest plan the price comes to about Rs. 11,400 per sq ft, and the other plans land close to that rate. Every figure is an onwards price, so position and facing may add to it. Carpet area and the land share for each villa are not published, and in a villa purchase the land is a large part of what you pay for.

The home is under construction, so GST applies. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that shows:

• Built-up area, carpet area and the land share for your villa
• Base price and any premium for corner or park-facing plots
• Car parking, clubhouse membership and the maintenance deposit
• GST as its own line
• Stamp duty and registration on the full value
• The payment schedule tied to construction stages

Radiance Edgewood is registered with Tamil Nadu RERA under TNRERA/35/BLG/0239/2026. Look the number up on the TNRERA portal yourself. Check the promoter name, the villa count of 83, the land area of 5 acres and the declared completion date against what you have been told.

Because construction is ongoing, there is no completion or occupancy certificate yet. At booking stage, ask for:

• The RERA registration certificate and the approved layout
• The sanctioned building plan for your villa type
• Title documents for the land and an encumbrance certificate
• A draft agreement for sale with your villa number, its land share and the handover date
• The payment schedule linked to construction milestones

Read the agreement for what happens if the January 2029 date slips, and for how the undivided share of land is described. At handover, the completion certificate for the villa should come first. After that, register the sale deed in your name and transfer the property tax and utility connections to yourself. Keep the RERA entry bookmarked and check the quarterly progress updates while the villas are being built.

Radiance Edgewood has 83 villas, each of ground plus two floors, arranged across 5 acres inside a gated boundary. The shared facilities gather around a clubhouse. The share of open land has not been published. Ask for the sanctioned layout, find your villa on it and see how far it is from the pool, the lawn and the boundary wall. Any pictures you see are renders as planned by the developer.

A weekday could begin with a session in the yoga and aerobics room or a workout at the outdoor gym. Children have a play area, and older ones can take over the multipurpose court after school. Afternoons suit the library, or a round of table tennis or billiards when the heat is at its worst.

Evenings bring the swimming pools and the sauna into play. Birthdays and family functions can move to the banquet hall or the party lawn instead of your living room. The association room gives residents a place to meet and run the community once it is handed over. All of this is still being built, so ask when the clubhouse will open, because shared facilities often follow the last villa handover rather than the first.
