Radiance Solitaire

Radiance Solitaire is in Madhavaram, a residential part of north Chennai with a number of apartment projects already built or under way. The developer has published the locality but not a street address, so your first task is to ask for the survey number and the exact spot on a map.

Distances to offices, schools, hospitals and transit stops have not been published either. Work out your own routes once you know the site. Drive to your workplace during the morning rush, then come back in the evening, and time the school run if your children will change schools.

Daily errands may not need a trip outside, at least once the clubhouse opens. On the clubhouse ground floor the developer plans a small grocery, a cash machine, a laundry and a cafe, with a kindergarten one level up. For anything bigger, such as a hospital or a large market, find the nearest one yourself.

Since handover is set for 2028, think about what will change around the site by then. Ask the developer about the approach road, whether it will be widened, and where the main gate will open. Visit at night as well as by day before you commit.

Radiance Solitaire offers seven layouts, with sizes given as built-up area. The compact 2 BHK is between about 658 and 699 sq ft, at Rs. 64 Lakhs to Rs. 72 Lakhs. The two-bathroom 2 BHK is between about 1,055 and 1,146 sq ft, at Rs. 98 Lakhs to Rs. 1.06 Crore. The 3 BHK with two bathrooms runs between about 1,412 and 1,504 sq ft, at Rs. 1.29 Crore to Rs. 1.37 Crore.

The 3 BHK with three bathrooms is between about 1,615 and 1,736 sq ft, at Rs. 1.49 Crore to Rs. 1.60 Crore. A 4 BHK of about 2,127 sq ft is priced at Rs. 1.95 Crore. Both penthouses are unpriced so far. The developer quotes Rs. 8,399 per sq ft, yet the totals divide out to about Rs. 9,100 to Rs. 9,700 per sq ft, so ask what the gap covers.

GST applies because the homes are still being built. Stamp duty and registration are extra too. Ask for a cost sheet that lists:

• Base price and the rate per sq ft it uses
• Floor-rise and facing charges
• Car parking and clubhouse charges
• Maintenance deposit and the first year's charges
• GST, stamp duty and registration
• The stage-wise payment schedule tied to construction

Radiance Solitaire is registered with Tamil Nadu RERA under TN/29/Building/0028/2025, issued on 27 January 2025. Look it up on the TNRERA portal before you pay anything. Check that the block count, floor counts, number of homes and completion date on the portal match the brochure and your agreement.

At this stage, while the towers are still going up, ask the developer for:

• The RERA registration certificate
• The planning permit and the sanctioned building plan
• Title documents for the land and an encumbrance certificate
• The draft agreement for sale, with the handover date and delay penalty
• The payment schedule linked to construction stages
• The bank approval letters if you plan to take a home loan

No occupancy certificate exists yet, and none should be expected until the blocks are finished. When handover comes, insist on the completion or occupancy certificate for your block before you take the keys. Then register the sale deed in your name and have the property tax account and electricity connection moved to you.

Radiance Solitaire places three residential blocks and one clubhouse block on 5.37 acres. The developer has not published the share left as open ground, so ask for the approved site plan and see where the walking track, the play areas and the open-air theatre fall.

A day here could begin on the walking track or in the gym on the clubhouse's second floor, which also holds a squash court and room for aerobics. Children can use the play area, the trampoline and the cricket practice net outside, then move indoors to table tennis, carrom, chess, pool or air hockey.

If you work from home, the co-working space on the first floor gives you a desk away from the flat. The same floor has an AV room, a multipurpose hall for gatherings and a room for the residents' association. A kindergarten is planned there too.

Evenings can end at the rooftop pool, with a separate kids' pool and a lounge under pergolas. Older residents get a seating pavilion of their own, and the open-air theatre can host community events. All of this is as planned by the developer, so check it against the sanctioned drawings.
