Radiance Suprema stands at 131, Grand Northern Trunk Road, Madhavaram, pincode 600060. Being on a trunk road means buses and cabs pass the gate. It can also mean traffic noise, so a flat facing the road and one facing the inside of the site will feel quite different.

The developer has not published distances to offices, schools, hospitals or rail stations. Build your own picture instead. Drive to work at the morning peak, drive back in the evening, and time the school run if you have children. Note how long it takes to turn onto and off the main road.

Some errands may not need a trip outside, because the project plan includes retail spaces within the site. Ask residents which shops are open and what they still drive out for. Find the nearest clinic and pharmacy on foot.

Because families have lived here since 2022, you can ask them questions a new launch cannot answer. How bad is the traffic on school mornings? Does the area flood in heavy rain? How reliable are water and power? A walk around the block at night also shows you the lighting and how safe the street feels.

Radiance Suprema has sold out, so this section covers what was built and what a resale buyer should check. Three layouts exist, all quoted as built-up area. The 2 BHK is about 1,016 sq ft. The 2.5 BHK adds a small extra room at about 1,200 sq ft. The 3 BHK is about 1,459 sq ft.

In an 18-floor tower, floor and facing change both price and comfort. Upper floors bring views and distance from the trunk road, while lower floors mean shorter lift waits. Compare flats of the same layout on similar floors before you compare asking prices, and walk the flat in daylight.

Price is agreed with the seller, not set by a list. No GST applies to a finished home, while stamp duty and registration are charged on the registered value. Ask the seller to put in writing:

• The agreed price and what fittings stay with the flat
• Tower, floor and number of covered car parks
• Maintenance paid to date, with a no-dues letter
• Any deposit held by the association that moves to you
• Stamp duty and registration on the registered value

Radiance Suprema has no RERA number published by the developer. Search the Tamil Nadu RERA (TNRERA) portal under Radiance Realty to see whether an entry exists. Ask the seller, too, for any registration papers they kept from their own purchase.

In a resale, your lawyer checks that the seller owns the flat cleanly and that the building was finished with approval. Ask the seller for:

• Their registered sale deed and the developer's parent title documents
• The completion or occupancy certificate for the tower
• The approved building plan showing the flat
• An encumbrance certificate covering the years since the seller bought
• The latest property tax receipt and the tax assessment in the seller's name
• A no-dues letter from the residents' association
• A loan closure letter if the seller had a home loan

Match the seller's name and the flat number across every paper before you pay an advance. At registration, you sign a sale deed in your name. Afterwards, move the property tax account, electricity connection and association membership to yourself.

Radiance Suprema has three 18-floor towers sharing 4.2 acres, with 523 households between them. Spreading the homes upward leaves ground for gardens, courts and play areas. The developer has not published the share of open space, so ask the association for the approved site plan.

A morning here might start with laps of the jogging track or a class on the yoga deck, followed by the gymnasium. After school, children have a play area of their own, and older ones can use the outdoor courts. The swimming pool is there for the hot months.

Indoors, the clubhouse holds a games room and a library, which suits anyone who wants a quiet hour away from the flat. For birthdays and festivals, residents can use the party areas. The landscaped gardens give you somewhere to walk after dinner, and the retail spaces handle small daily needs.

All of these facilities serve every tower, so your choice of tower does not limit what you can use. Since the building has been occupied for years, check how well each facility is kept, what the monthly maintenance charge is, and what it covers.
