Radiance The Pride stands at No. 77/6A1, Pammal Main Road, Pallavaram, Chennai 600043. A main-road address makes buses, cabs and deliveries easy to find. It also brings traffic past the gate, so a flat facing the road will hear more of it than one facing the inside of the site.

The developer has not published distances to offices, schools, hospitals or stations. Work them out yourself. Drive to your workplace during the morning peak and back in the evening. If you have children, time the school run, and check how long it takes to turn into and out of the gate.

Some daily shopping may be possible without leaving, because the plan includes retail spaces on the site. Ask residents which shops actually run and what they still go out for. Locate the nearest clinic and pharmacy on foot.

Families have lived here since 2021, which gives you people to ask. Find out how the road behaves in the monsoon, how steady the water and power supply is, and how busy the gate gets at school time. A short walk outside after dark tells you about lighting and how safe the street feels.

Radiance The Pride has sold out, so this section describes what was built and what a resale buyer should check. There are four layouts, quoted as built-up area. The compact 2 BHK is about 588 sq ft. The regular 2 BHK is about 1,068 sq ft. The 3 BHK comes as about 1,210 sq ft with two bathrooms, or about 1,564 sq ft with three.

The gap between the two 3 BHK plans is over 350 sq ft, so they suit different families. In a five-floor block, upper floors usually get more light and quiet, while lower floors are easier when the lifts are down. Compare flats of the same layout on similar floors before you compare asking prices.

The price is agreed with the owner. A completed home carries no GST, while stamp duty and registration are charged on the registered value. Before you pay, get in writing:

• The agreed price and the fittings that stay
• Block, floor and car parking attached to the flat
• Maintenance paid to date, with a no-dues letter
• Any deposit held by the association that moves to you
• Stamp duty and registration on the registered value

Radiance The Pride has no RERA number published by the developer. Search the Tamil Nadu RERA (TNRERA) portal under Radiance Realty to see whether an entry exists. Ask the seller as well for any registration papers from their purchase.

For a resale, a lawyer should confirm two things: that the seller owns the flat without claims against it, and that the block was completed with approval. Ask the seller for:

• Their registered sale deed and the developer's parent title documents
• The completion or occupancy certificate for the block
• The approved building plan showing the flat
• An encumbrance certificate covering the years since the seller bought
• The latest property tax receipt and the assessment in the seller's name
• A no-dues letter from the residents' association
• A loan closure letter if the flat carried a home loan

Check that the seller's name and the flat number match across every paper before any advance. At registration you sign a sale deed in your own name. After that, move the property tax account, electricity connection and association membership to yourself.

Radiance The Pride has seven blocks of five floors sharing 5.57 acres, with 452 households in all. Keeping the buildings low means no home is far from the ground, and two lifts serve each block. The developer has not published the share of open space, so ask the association for the approved site plan.

A morning here could start on the jogging trail or in the gymnasium. After school, younger children have their play area, and older ones can take over the outdoor courts. In the hot months, the swimming pool becomes the centre of the evening.

Indoors, the clubhouse holds indoor games and a mini theatre for film nights. The amphitheatre suits community events and festival programmes, while the party area can be booked for birthdays. Landscaped gardens give you a place for an after-dinner walk, and the retail spaces cover small needs.

Every block shares these facilities, but the blocks are not all the same distance from them. Ask which block a flat is in and walk from its entrance to the pool and clubhouse.
