Ramky Odyssey

Ramky Odyssey has its address at Power Welfare Society, Narsingi, Kokapet, Telangana 500075. The Narsingi and Kokapet stretch lies west of the city centre and is filling up with new towers. That growth means the roads you drive in 2027 may look quite different from the ones you see today.

The developer has not published distances to offices, stations, schools or hospitals, so we do not quote any. The better test is your own. Leave the site at the time you would set off for work and time the journey, then repeat it in the evening rush. If children are part of the plan, drive the school run as well.

The Power Welfare Society name helps you find the exact plot, since the 500075 pincode spreads across a wide area. On your visit, look at the approach road and imagine it carrying the cars of 783 households. Ask where the main gate and the visitor parking will go. Find the grocery store, pharmacy and clinic you would use every week, and note how far they really are on foot.

Ramky Odyssey gives all its sizes as built-up area. The three-bedroom homes come in about 1,750 sq ft from Rs. 1.37 Crore, about 1,810 sq ft from Rs. 1.42 Crore and about 1,915 sq ft from Rs. 1.50 Crore. The 3.5 BHK plans measure about 2,160, 2,165 and 2,180 sq ft, from Rs. 1.68 Crore to Rs. 1.70 Crore. The 4.5 BHK is about 3,020 sq ft from Rs. 2.33 Crore.

That puts the entry plan at about Rs. 7,800 per sq ft and the largest at about Rs. 7,700. Sizes among the 3.5 BHK plans differ by 20 sq ft at most, so floor and facing will decide your price among them. Carpet areas have not been published; ask for them. As the homes are under construction, GST is charged on top, and stamp duty and registration apply to every purchase.

Ask for a cost sheet that shows:

• Base price and the area it is calculated on
• Floor-rise charge, which matters in a 36-floor block
• Car parking charge and number of bays
• Clubhouse membership and maintenance deposit
• GST on its own line
• Stamp duty and registration

Ramky Odyssey has no RERA registration number published for this project. Ask Ramky Estates for it and check the entry on the Telangana RERA (TS-RERA) portal before you pay anything. Compare the completion date declared there with the December 2027 figure in the sales material.

The blocks are still being built, so no occupancy certificate exists yet. For an under-construction flat, ask for:

• The RERA registration certificate for your block
• The sanctioned building plan, including the 36-floor height approval
• Title documents for the 5.3 acres and an encumbrance certificate
• The most recent tax receipt for the land
• A draft agreement for sale with the payment stages and handover date

Check the clause on delays and what the developer owes you if the date slips. At handover, take the occupancy certificate for your block and register the sale deed in your name. Then get the property tax record transferred to you, which is the local counterpart of a khata. Keep copies of every payment receipt against each construction stage.

Ramky Odyssey takes up 5.3 acres with three blocks of 36 floors, and the clubhouse and outdoor spaces are planned around them. The share of land left open has not been published, so ask for the approved site plan. Treat every picture you are shown as a render, as planned by the developer, until you can walk the space.

The heart of daily life would be a clubhouse of 50,000 sq ft. A weekday could begin on the jogging and cycling track or in the gymnasium, with a swim to follow. The yoga and meditation area gives a quieter start. Parents with young children can use the creche, and older children have their own play area.

After work, the sports courts and the landscaped lawns and gardens take over. The indoor games room covers the rainy months, and the spa and salon centre saves a drive into town. A multipurpose area and the amphitheatre host community events and family gatherings. With 783 homes sharing all this, ask which facilities will open with the first block and how bookings will work.
