RBD Stillwaters

RBD Stillwaters stands in the Lakedew Residency Phase 2 layout at Kudlu, reached from Silver County Road, pincode 560068. On paper it falls in the Sarjapura hobli of Anekal taluk. In daily life it belongs to the Haralur Road belt in the south-east of Bengaluru, a settled residential pocket.

The developer has not published distances to offices, stations, schools or hospitals, so none are quoted here. For most buyers the drive to work is the journey to test first. Leave at your normal hour, time it, then repeat the trip in the evening.

The 560068 pincode covers a wide area, so the layout name tells you more than the postal code. Open the site on a map and drive the last stretch of road to the gate. Check its width, the footpaths and how it copes after heavy rain.

Retail spaces inside the campus may cover small daily needs. Walk around the surrounding streets too, to find the nearest grocery store, pharmacy and clinic. Try it after dark to judge lighting and noise.

RBD Stillwaters was built in two layouts, both given as built-up area. The 2.5 BHK is roughly 1,485 sq ft, with a listed starting price of Rs. 82.9 Lakhs, about Rs. 5,600 per sq ft. The 3 BHK is roughly 1,690 sq ft, with a listed starting price of Rs. 93.5 Lakhs, about Rs. 5,500 per sq ft. Carpet areas have not been published, so ask for them.

Because the homes are finished, compare the flat in front of you with its original plan. Note any changes made by an earlier owner, such as a closed balcony or a moved wall, before you agree a price. On a resale, the listed price is a guide, and the seller sets the asking figure.

A finished home with its occupancy certificate carries no GST. Stamp duty and registration apply to every purchase. Ask for a written offer or cost sheet that shows:

• Agreed price and the built-up and carpet areas
• Covered parking bay allotted to the flat
• Association transfer fee and deposit
• Maintenance and tax dues cleared by the seller
• Stamp duty and registration on the full value

RBD Stillwaters has no RERA registration number published by the developer. You can ask RBD Shelters for it and search the Karnataka RERA website, rera.karnataka.gov.in. For a project handed over in August 2021, though, the completion and ownership papers carry more weight.

Whether you buy from the developer or an earlier owner, you need proof that the flat was built as approved and that the seller can sell it. Ask for:

• Occupancy certificate for the tower
• Sanctioned building plan showing the flat
• Khata in the seller's name and the latest tax receipt
• The seller's registered sale deed and the earlier title chain
• Encumbrance certificate for at least the last 13 years
• No-dues letter from the owners' association

If the seller still owes a bank on the flat, the lender holds the original deeds until the loan closes, so agree in writing how they will be released. At handover, register the sale deed in your name and move the khata, power and water accounts to yourself. Have a property lawyer check the title before you pay an advance.

RBD Stillwaters holds 300 homes in two towers of 14 storeys on 7 acres, so a lot of the ground is left for shared use. The share of open space has not been published, so ask the owners' association for the site plan. Since the project is finished, you can walk it yourself instead of relying on renders as planned by the developer.

A normal weekday might begin with a jog around the track or a workout in the gymnasium, followed by a swim. The health centre is there for a check-up or physiotherapy. After school, children can use the play area, while older ones pick up a game on the outdoor courts or at the table tennis tables.

Evenings belong to the landscaped gardens and the games room, and the party area inside the clubhouse hosts birthdays. Retail spaces within the gate save a drive for small errands.

Because residents have lived here since 2021, the upkeep is now visible. Look at the pool, the gym equipment and the lifts, and talk to a few owners about water supply, power cuts and security. Ask the association for the current monthly charge and the balance in its repair fund.
