RBD Stillwaters Villas stands in the Lakedew Residency Phase 2 layout at Kudlu, reached from Silver County Road, pincode 560068. Officially it falls in the Sarjapura hobli of Anekal taluk. For daily purposes it belongs to the Haralur Road side of south-east Bengaluru.

The developer has not published distances to offices, stations, schools or hospitals, so none are quoted here. A villa in this belt usually means a car-first life, so the drive to work is the journey to test first. Leave at your usual hour and time it, then do the evening return in the rush.

Inside the gate things are calmer. With 199 homes spread over 24 acres, the internal roads see little traffic, and children can cycle to the courts or the play area. Retail spaces within the layout may cover a few small errands.

Position inside the layout matters as much as the address. Walk to the specific villa you are offered and note how far it is from the entrance, the clubhouse and the boundary wall. A villa near the gate is handy for visitors; one deeper in is quieter. Visit after dark as well to check lighting.

RBD Stillwaters Villas has sold out with the developer, so this section describes what was built and what a resale buyer should check. Every villa follows one format, called 30x56 after its plot's width and depth in feet, with about 3,180 sq ft of built-up area. Bedroom counts, carpet areas and garden sizes have not been published, so ask the seller for the approved plan of the house.

With identical homes, price differences come from plot position, facing, the state of the house and any additions an owner has made. Check whether a room has been added on the terrace or a setback closed in, and whether those changes were approved. Unapproved additions can cause trouble when you resell.

A finished home with its occupancy certificate carries no GST. Stamp duty and registration apply, and on a villa they cover the land as well as the house. Before you make an offer, get in writing:

• Asking price, built-up area and plot area
• Details of any changes made since handover
• Monthly maintenance charge and any arrears
• Association transfer fee
• Stamp duty and registration on the full value

RBD Stillwaters Villas has no RERA registration number on record from the developer. You can search the Karnataka RERA website, rera.karnataka.gov.in, but for a community handed over in December 2020 the completion and title papers are what protect you.

Every purchase here is a resale, so the seller must prove the villa is theirs to sell and matches its approvals. Ask for:

• Occupancy certificate for the villa
• Approved building plan and the layout plan
• Khata in the seller's name and the latest tax receipt
• The seller's registered sale deed and the earlier title chain back to the developer
• Encumbrance certificate for at least the last 13 years
• No-dues letter from the owners' association

If the seller still has a home loan on the villa, the bank holds the originals, so agree in writing how they will be handed over at closing. After registration, move the khata, power and water accounts into your name. Have a property lawyer read the whole title chain before you pay an advance.

RBD Stillwaters Villas spreads 199 villas over 24 acres, all built to the same 30x56 format, with internal roads and shared gardens. The share of open space has not been published, so ask the owners' association for the layout plan. Because the community is finished, you can walk the ground yourself rather than rely on renders as planned by the developer.

A morning might start on the jogging track or in the gymnasium, followed by a swim before work. The health centre is there for a check-up. Once school is over, children head to the play area, and older ones take over the outdoor courts or the table tennis tables.

Evenings suit a walk through the landscaped gardens, a game in the games room or a gathering at the party area. The clubhouse ties these together, and retail spaces inside the gate spare you a drive for small errands.

Since the villas were handed over in December 2020, upkeep can now be judged. Look at the pool, the gym, the roads and the street lighting. Ask the association for the monthly charge, what it covers, and the balance held for major repairs.
