RWD Grand Corridor stands at Shivaji Nagar in Poonamallee, Chennai 600095, though the project is listed under Vanagaram. This is west Chennai, an area that has grown into a residential choice for people working in and around Porur. Confirm on a map which road leads to the gate.

By road, you can head to Porur or Poonamallee, or join the Chennai Bypass. The developer has not published distances or travel times, so test them yourself. Drive to your workplace in the morning rush, come back in the evening, and note how long the bypass takes at those hours.

You will find schools, hospitals and shops in Vanagaram, in Porur and in neighbouring areas, though none are named with distances. If you have children, shortlist schools first and time the drive from the gate. Find the nearest clinic and pharmacy too.

For small daily needs, the plan includes retail spaces within the site. On your visit, walk the approach road after dark to judge lighting, and ask residents who have moved in since 2024 about water supply, power cuts and flooding during the monsoon.

RWD Grand Corridor lists four layouts, quoted as built-up area. Both 2 BHK plans have two bathrooms. Rs. 83.8 Lakhs is the opening price for the one of about 1,051 sq ft, and Rs. 84.5 Lakhs for the one of about 1,061 sq ft. For three bedrooms, Rs. 1.06 Crore buys a two-bathroom plan of about 1,343 sq ft, and Rs. 1.20 Crore a three-bathroom plan of about 1,528 sq ft.

On these opening figures, rates run from about Rs. 7,850 to Rs. 8,000 per sq ft. They are starting prices, so a higher floor or a better facing will cost more. Ask for the unit-wise list rather than relying on the headline figure.

A home sold after the occupancy certificate carries no GST, so confirm the certificate for your block. Stamp duty and registration always apply. Ask for a cost sheet that shows:

• Base price for the specific unit, floor and facing
• Car parking charges
• Clubhouse or amenity charges
• Maintenance deposit and advance maintenance
• Whether any GST is included, and why
• Stamp duty and registration on the sale value

RWD Grand Corridor has no RERA registration number published by the developer. Ask RWD for it and look the entry up on the Tamil Nadu RERA (TNRERA) portal. Check that the three blocks, the 356 homes and the completion details there match the brochure.

Because the flats are finished, your paperwork is for a completed home. Ask the developer for:

• The completion or occupancy certificate for your block
• The approved building plan showing your flat
• Title documents for the land and an encumbrance certificate
• The planning permit issued for the project
• A draft sale deed for your unit
• Bank approval letters if you plan to take a home loan

Have a lawyer read the title papers and the draft deed before you pay a booking amount. At handover you register the sale deed in your own name. Afterwards, move the property tax assessment and the electricity connection to yourself, and keep a copy of the occupancy certificate with your records.

RWD Grand Corridor has three blocks of up to 14 floors sharing 3.82 acres, with 356 households in all. The developer has not published the share of open space, so ask for the approved site plan and see how the blocks, driveways and gardens divide the ground.

A weekday here could open with a run on the jogging track or a session in the gymnasium. Some residents will prefer the yoga and meditation space for a quieter start. Children have their own play area, and the outdoor courts fill up after school.

The clubhouse holds a games room and a mini theatre, useful for film nights and children's parties. The swimming pool takes over on hot evenings. When there is a birthday or a festival, residents can book the party area, and the landscaped gardens are there for a walk after dinner.

Retail spaces on site cover small daily needs. Lifts in every tower have automatic rescue devices, which matters in a 14-floor block during power cuts. Ask what the monthly maintenance charge will be and what it covers. Renders of the grounds show the layout as planned by the developer.
