SBR Global Queensville stands on Dodda Aladmara Road in Kumbalgodu, pincode 560074. Kumbalgodu is on the Mysore Road side of Bengaluru, towards the south-western edge of the city, and the site is on a local road rather than on the main highway. The developer has not published distances to offices, schools, hospitals or stations, so we do not quote any.

Think about your week before you think about the flat. If you work in the south or west of the city, Mysore Road will be your daily route, and it is worth driving it at rush hour to see how it behaves. If your office is in the east or north, the trip crosses much more of Bengaluru, and you should time that drive before committing.

Weekend life will lean on what is close by. Retail spaces are planned inside the gates, which may take care of small needs. For larger shopping, schools and clinics, spend an afternoon in Kumbalgodu and note what you can reach easily. A quiet setting is a plus for many families, but it usually means more driving for errands.

SBR Global Queensville lists five plans, all as built-up area:

The duplexes are sold as garden and sky versions; confirm which size is which. On the two-bedroom the rate is about Rs. 9,000 per sq ft. The duplexes and simplex come to about Rs. 8,700 per sq ft, and the penthouse to about Rs. 9,900. Carpet areas are not published.

GST applies because the homes are under construction, and stamp duty and registration are payable as well. Ask for a cost sheet showing:

• Base price for the exact unit and floor
• Premiums for garden, terrace or facing
• Car parking and clubhouse charges
• Maintenance deposit
• GST, stamp duty and registration

SBR Global Queensville has no published RERA registration number. Before any booking amount leaves your account, get the number from SBR Group and open the entry on rera.karnataka.gov.in. Confirm that the promoter, the land area of 8 acres and the 441 homes match what the sales team has told you, and read the declared completion date.

Because nothing is built yet, your protection is in the documents. Ask for:

• The RERA certificate and the sanctioned building plan
• Title papers and an encumbrance certificate for the land
• The conversion order for residential use
• A draft agreement for sale with a firm handover date and stage-linked payments
• The list of banks that have approved the project for loans

Pay each demand only after you have seen the matching stage on site. When your block is handed over, take the occupancy certificate, register the sale deed and get the khata moved into your name.

SBR Global Queensville is spread out rather than stacked up, with 14 blocks of four floors on 8 acres. Each block holds only a few dozen homes, so lifts are rarely crowded and the gardens are always close. The developer has not published the open-space share, so ask to see the site plan. Any renders you are shown are as planned by the developer.

Two clubhouses anchor the shared life. One day might begin with laps in the swimming pool or a session in the gymnasium, and end with a zumba or yoga class. Runners and cyclists get a dedicated track that loops the site, and there are several sports courts for weekend games.
