SNN Raj Etternia has its address at Sai Meadows, Parappana Agrahara, pincode 560068, in the Haralur Road belt of south-east Bengaluru. Haralur Road has filled up with apartment communities over the past decade, and the neighbourhood around the campus is already built out. What you see on a visit is what you get, which makes judging the location easier than at a new launch.

The developer has not published distances to offices, stations, schools or hospitals, so we do not quote any. The practical way to judge the address is to live a day of it before you buy.

Leave the gate at the hour you would head to work and drive to your office, then come back in the evening rush. Haralur Road is a busy residential road, and conditions can change a lot from one stretch to the next. If you have children, time the school run the same way. Find the nearest hospital you would use and see how long it takes to get there.

With 822 households coming and going, notice how the gates handle the morning peak. Ask residents how long it takes to get out onto the main road on a weekday.

SNN Raj Etternia has large homes throughout. Four-bedroom flats come in three sizes, about 2,805, 3,210 and 3,265 sq ft. Penthouse simplexes are about 3,170 and 3,200 sq ft, and the penthouse duplexes, over two levels, about 3,385 and 3,485 sq ft. These are built-up areas; carpet areas and bedroom counts for the penthouses are not stated.

With the developer sold out, there is no current price list. Resale prices depend on the tower, the floor, the facing, the state of the interiors and how many parking bays go with the flat. Penthouses carry their own premium for terrace space and views. Ask a local agent or the sub-registrar for recent sale values in the complex before you negotiate.

A completed home carries no GST, but stamp duty and registration are due on the sale value. When comparing offers, check:

• The area on the seller's sale deed, and whether it is built-up or super built-up
• Covered parking bays allotted to the flat
• Maintenance dues, the sinking fund and the transfer fee
• Any loan on the flat and the bank's release of the original papers
• Stamp duty and registration on the agreed value
• Repairs or upgrades the flat needs

SNN Raj Etternia does not show a published RERA registration number. You can still search the Karnataka RERA website (rera.karnataka.gov.in) by name to see whether any phase was registered. For a finished building, though, the checks that matter are the building's legality and the seller's title.

Ask the seller for:

• The occupancy certificate for the tower
• The sanctioned building plan, to match the flat against it
• The seller's registered sale deed and the original agreement with the developer
• An encumbrance certificate for the flat and the land
• The khata in the seller's name and recent tax receipts
• A no-dues letter from the residents' association
• A loan closure letter, if the flat was mortgaged

Have a property lawyer read these before you sign an agreement to sell. Your lender will also run a legal and technical check before sanctioning a loan, which is a useful second view.

After the sale deed is registered in your name, apply for the khata transfer and move the electricity account. Register with the association so dues and notices reach you.

SNN Raj Etternia has twelve towers of 19 floors across the campus, with the club and sports areas shared by 822 families. The open-space share has not been published, so walk the grounds and see it for yourself. Because the community is finished, you are looking at real spaces, not renders.

Mornings can start on the jogging track or in the gymnasium, followed by a swim in the pool. Children have a play area of their own, and older kids can take over the basketball court and the other outdoor courts after school. A game of table tennis or an hour in the games room fills a wet afternoon.

The spa and sauna are there for a slower weekend, and the mini theatre makes a family film night easy. Landscaped gardens run between the towers for an evening walk, and the clubhouse ties the social life of the campus together.

After several years of use, condition matters more than the list. Ask the residents' association which facilities are fully working and how the pool and lifts are maintained. Ask too what the monthly charge is and whether any repair levy is planned.
