TATA The Promont

TATA The Promont Overview

TATA The Promont is a completed apartment project by Tata Housing in Banashankari, south Bangalore, with homes handed over from December 2017. It offers 3 BHK and 4 BHK flats from Rs. 2.88 Crore. It suits families who want a large, finished flat in Banashankari, with Jayanagar and JP Nagar close by, where gated options of this size are few. You can inspect an actual flat, its view and its finish before you decide.

The campus covers 14 acres. The developer has not published the number of towers, floors or homes, so ask for them on your visit. What stands out is the list of shared facilities, which is long even for a large gated community. It includes squash and tennis courts, a spa and jacuzzi, a banquet hall and a barbecue area, among others.

Homes come in two types. Three-bedroom flats measure about 2,378 to 2,522 sq ft and are listed at Rs. 2.88 Crore to Rs. 3.06 Crore. Four-bedroom flats measure about 3,033 to 3,205 sq ft and are listed at Rs. 3.69 Crore to Rs. 3.90 Crore. Both work out close to Rs. 12,100 to Rs. 12,200 per sq ft. A separate figure of Rs. 9,778 per sq ft is also quoted, which does not match these prices, so ask which is current.

This suits a family that wants a big, ready home in south Bengaluru, values a full clubhouse, and has Rs. 2.9 Crore or more to spend. The four-bedroom flats suit joint families. Look elsewhere if your budget is under Rs. 2.5 Crore, if you want a new home with a builder's warranty, or if you prefer a smaller, simpler building with lower maintenance charges. As with any resale, check the documents before you pay.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from TATA The Promont

TATA The Promont stands in Banashankari, a long-settled residential district of south Bengaluru named after the old Banashankari Amma temple. The developer has not published a street address, pincode or distances, so ask for the exact gate location and a map pin before your visit.

Living here means the neighbourhoods around you are built and working. Jayanagar and JP Nagar are next door, and Padmanabhanagar, Kumaraswamy Layout, Uttarahalli and Rajarajeshwari Nagar are all in the surrounding belt. Markets, clinics, schools and places of worship have served these areas for decades, so daily errands rarely mean a long drive.

Office commutes are a different matter, since they run through busy city roads. Time your route to work at the hour you would actually leave, and again for the trip home. Ask residents which schools their children attend and which hospital they rely on. Because the project is finished, you can also judge the approach road, noise and visitor parking on the spot.

Homes and prices at TATA The Promont

TATA The Promont offers two home types, both quoted as built-up area. 3.90 Crore. On these figures the rate is about Rs. 12,100 to Rs. 12,200 per sq ft.

A separate figure of Rs. 9,778 per sq ft is also quoted, which does not agree with the listed prices. Ask which is current. If you buy from an owner, the price will be whatever you agree, so use these numbers as a guide. Carpet areas are not published.

A finished flat with an occupancy certificate carries no GST. Stamp duty and registration are payable on the full value. Ask for a statement covering:

  • Agreed price and the area it covers
  • Car parking bays and their location
  • Clubhouse membership transfer
  • Maintenance deposit and monthly charge
  • Any unpaid dues on the flat
  • Stamp duty and registration

Paperwork and approvals for TATA The Promont

TATA The Promont is listed with BBMP and BDA approval. No RERA registration number has been published. Ask Tata Housing or the residents' association whether one was issued, and check on the Karnataka RERA portal, rera.karnataka.gov.in. For a building handed over in December 2017, the completion papers matter most.

Before you pay an advance, ask the seller for:

  • Occupancy certificate for the tower
  • BBMP and BDA approved plan, matched to your flat
  • Title deeds and an encumbrance certificate for at least 15 years
  • Khata and the latest property tax receipt
  • No-dues letter from the residents' association
  • For a resale, the seller's registered sale deed and any loan closure letter

At these prices, have a property lawyer check each document. Your purchase registers on a sale deed. After that, have the khata moved into your name and transfer the power and water accounts. A home loan brings a bank's legal check as well, which gives you a second view of the title.

Living at TATA The Promont

TATA The Promont spreads over 14 acres. The developer has not published tower or unit counts, or the share of land kept open, but since the site is built you can walk it and see how buildings and gardens are arranged. Older images were as planned by the developer; judge what stands today.

A day here could start on the joggers' track or with yoga, followed by the gym or a swim. Children have a play area and their own pool, and the garden gives you space to walk. For sport, there are tennis and squash courts, and indoor games for rainy afternoons.

Evenings might end at the spa or in the jacuzzi. The library is there for a quiet hour, and the amphitheatre suits community events. For family occasions you have a banquet hall, a community hall and a barbecue area. A long list like this needs upkeep, so ask residents how well each facility has been maintained since 2017 and what the monthly charge covers.

Frequently Asked Questions

Is the project ready to live in?
Yes. Construction is complete and handovers began in December 2017. Whether a particular flat is empty depends on the seller. Ask for the occupancy certificate and confirm the date on which the keys can be given to you.
What is the per-sq-ft rate?
On the listed prices and sizes, the rate comes to about Rs. 12,100 to Rs. 12,200 per sq ft. A separate figure of Rs. 9,778 per sq ft is also quoted, which does not match. Ask the seller for a written price for the exact flat.
Is GST charged on a flat here?
A finished flat with its occupancy certificate carries no GST. Stamp duty and registration still apply, and at these prices they add a large amount, so budget for them early. Ask the seller to confirm the occupancy certificate status in writing.
What makes the 4 BHK different?
The four-bedroom flats measure about 3,033 to 3,205 sq ft, and the master bathroom has a jacuzzi with a bathtub. The three-bedroom master bathroom gets a bathtub. Both come with home automation, including automatic AC, geyser control and motorised curtain tracks.
Which approvals does the project hold?
The project is listed with BBMP and BDA approval. No RERA number has been published. Ask for the approved plan, the occupancy certificate and the title documents, and have a lawyer review them before you pay any advance.
Who is this project a good fit for?
It suits families who want a large ready home in south Bengaluru with a full set of sports and wellness facilities, and who can spend Rs. 2.9 Crore or more. Buyers on a tighter budget or wanting a new-build should look elsewhere.

About the Builder

Tata Housing
Tata Housing

Buying from Tata Housing in Bangalore today mostly means looking north, towards Devanahalli, where the developer runs two plotted layouts and a large apartment township. It also builds on Tumkur Road and in Banashankari in the south. The range covers bare plots, compact 2 BHK flats, family-sized 3 and 4 BHK homes and townhouse formats, so the same brand can mean very different purchases.
