Team4 Arka sits on the ORR service road where the Lanco Hills link road joins, within the Sri Laxmi Nagar Colony area of Manikonda, Hyderabad 500075. Being on the service road means the Outer Ring Road is right at your gate. For anyone who drives across the city for work, that is the single most useful fact about this address.

The developer has not published distances to offices, schools or hospitals. So before you book, time the trips that matter to you. Drive to your workplace in the morning peak and home in the evening, and do the school run at the hour your children would travel.

Also check how easy it is to get onto and off the service road at rush hour, and how much traffic noise reaches the tower you are considering. The retail outlets, pharmacy and cafe planned inside the campus should cover small daily errands once they open. For weekly shopping and healthcare, ask the sales team to show you what is nearby in Manikonda.

Team4 Arka has six plans, all three bedrooms or more, with sizes given as built-up area. Plain 3 BHK homes measure about 2,120 sq ft (Rs. 2.1 Crore upwards) and about 2,565 sq ft (Rs. 2.53 Crore upwards). Add a maid's room and you get about 2,420 sq ft for Rs. 2.39 Crore upwards, or about 3,360 sq ft for Rs. 3.29 Crore upwards. A 3 BHK with both a study and a maid's room is about 3,010 sq ft, priced at Rs. 2.95 Crore upwards.

The largest home is a 4 BHK with a maid's room and a home theatre, about 4,410 sq ft, priced at Rs. 4.3 Crore upwards. Across the range, the published figures come to about Rs. 9,750 to Rs. 9,900 per sq ft. The homes are still being built, so GST applies, along with stamp duty and registration.

Ask the developer for a cost sheet that shows:

• Base price for your unit, with the floor-rise and facing charges
• GST on the under-construction value
• Car parking, clubhouse and corpus fund charges
• Maintenance deposit and advance
• The payment schedule, tied to construction stages

Team4 Arka has no RERA registration number published by the developer. Before you commit, ask Team4 Lifespaces for it and search it on the TS-RERA portal. The entry should show the approved plan, the number of towers and floors, and the completion date the developer has declared.

Because this is an under-construction purchase, ask for these before you sign:

• The RERA registration certificate
• The building permission and approved plans for your tower
• Title documents and an encumbrance certificate for the 5.25 acres
• The draft agreement for sale, with the handover date and delay penalty
• A payment schedule linked to construction milestones
• A list of banks that have approved the project for home loans

At handover, ask for the occupancy certificate for your tower before you take the keys. Then register the sale deed in your name and have the property tax record transferred to you.

Team4 Arka is planned as six towers of 43 floors on 5.25 acres, with landscaped gardens between them. The developer has not published the share of open space or the number of homes, so ask for the master plan drawing and see how far apart the towers stand.

Much of community life is set to run through a clubhouse spread over six floors. Mornings could begin on the jogging and cycling track or in the yoga and activity area, then move to the gym or the swimming pool. Badminton players get six courts, which is unusual for a single project.

For children there is a play area, and a creche for younger ones while parents work. Rainy afternoons can go to the indoor games zone, the VR zone or the mini theatre. A multipurpose party hall handles birthdays and gatherings. A pharmacy, a few retail outlets and a cafe on site should save short trips out of the gate. Ask which of these open at handover and which come later.
