Birla Estates in Bangalore: Developer Profile for Home Buyers

By Bangaloreprop Editorial Team·13 October 2026·6 min read
Birla Alokya in Whitefield

Birla Estates is one of the newer large developers in Bangalore, with five projects across the east, west and north of the city. This profile covers who owns the company, what it has built and is building in Bangalore, and what a buyer should check on any single project. Project figures are from the Karnataka RERA registrations, read on 3 October 2026.

The Company in Brief

Birla Estates is the housing business of the Aditya Birla Group, which entered real estate in 2016. It is a wholly owned subsidiary of Aditya Birla Real Estate, a listed company. That parent was known as Century Textiles and Industries until it was renamed in 2024. The listing means sales, collections and debt for the real estate business are reported every quarter.

The company works in four markets: the Mumbai region, Bangalore, the National Capital Region and Pune. Its head office is in Mumbai. Bangalore was among its first markets, and its first project in the city was registered in 2019.

The five projects differ widely in size, format and stage. The table gives the registered figures for each, with all phases of Birla Trimaya added together.

Birla Alokya, Whitefield

Birla Alokya on Soukya Road is the company's first Bangalore project and its only completed one. It has 218 low-rise homes in buildings of three floors on 7.9 acres. The project was registered in July 2019 and completed in 2024. It is the place to visit for anyone who wants to judge the finish and upkeep of a Birla Estates building.

Birla Tisya, Magadi Road

Birla Tisya at Agrahara Dasarahalli has two towers of 31 floors with 392 homes, plus a few shops. The registered completion date is 31 December 2026, and the latest quarterly update shows the project 94% complete. The occupancy certificate is the document that confirms the homes are ready, so buyers should ask for it before registration.

Birla Trimaya, Devanahalli

Birla Trimaya is the largest of the five, on about 50 acres at Akkalenahalli-Mallenahalli village in Devanahalli taluk. It is registered in four phases with separate dates:

  • Phase I: 544 homes, completion by 31 October 2028, 58% complete.
  • Phase 2: 473 homes, completion by 20 June 2029, 16% complete.
  • Phase 3: 463 homes, completion by 31 August 2030, 3% complete.
  • Phase 4: 548 homes in seven towers of 14 floors, completion by 15 December 2031.

Most towers have 11 to 14 floors, which is low for a project of this size. The plan was approved by the airport area planning authority, BIAPPA. A buyer here should fix the phase and tower first, because the dates are more than three years apart.

Birla Ojasvi, Rajarajeshwari Nagar

Birla Ojasvi is a high-rise project on 10.24 acres at Mylasandra village, in Ward 198. It has 607 apartments in three towers of 33, 32 and 31 floors, and eight row houses. The registration dates from September 2024, and the registered completion date is 11 January 2031. The latest update shows 14% of the work done.

Birla Evara, off Sarjapur Road

Birla Evara is at Kodathi village in Varthur hobli, pincode 560035. It was registered in February 2025 with 1,594 homes on 25.71 acres. Twelve towers have 24 to 27 floors, and a low block of four floors completes the plan. Construction began in May 2025, and the registered completion date is 25 December 2031.

One Brand, Several Promoters

The brand name is the same across the city, but the company named on each RERA registration is not. The promoter of each project is:

  • Birla Alokya and Birla Ojasvi: Birla Estates Private Limited.
  • Birla Tisya: Birla Tisya LLP.
  • Birla Trimaya: Birla Arnaa LLP.
  • Birla Evara: Vardhita Properties Private Limited.

This structure is common among large developers, who often use a separate entity for each land parcel or partner. It matters because the sale agreement is signed with that entity. The agreement, the receipts and the RERA bank account should all carry the same promoter name.

What Buyers Should Check

The brand is backed by a large business house, which lowers funding risk. The Bangalore track record is still short, with one finished project and four under construction. A careful buyer will run these checks:

  • The registered completion date for the buyer's own phase and tower, not the date in the advertisement.
  • The quarterly progress shown on the RERA portal against the time left.
  • The approving authority for the plan, which is BBMP, BDA or BIAPPA depending on the location.
  • The carpet area in the agreement, since prices are quoted on a larger saleable area.
  • Any modified plan filed after the first registration.

Long completion dates deserve attention too. Ojasvi and Evara are both registered into 2031, so a buyer today is committing to more than four years of construction-linked payments. The cost of rent during that period belongs in the budget.

Who the Projects Suit

The spread of locations gives each project a different audience. Alokya and Tisya suit buyers who want to move in soon. Trimaya suits those who work near the airport or in North Bangalore and can wait. Ojasvi is one of the few high-rise options on the Rajarajeshwari Nagar side.

Evara is aimed at the Sarjapur Road and Outer Ring Road workforce, with a registered completion date at the end of 2031. We are glad to share the current price list and plans for any of them.
