Brigade Belvedere at Budigere Cross: Buyer's Guide (October 2026)

Brigade Belvedere is a high-rise apartment project by Brigade Group on Budigere Main Road at Budigere Cross, east Bangalore. It was registered with Karnataka RERA in March 2026, and construction began in April 2026. This guide covers who the project suits, the location, the homes and prices, the RERA details and the checks worth running before booking.
Brigade Belvedere at a Glance
The project covers a 10.7-acre site, planned as 1,750 homes in five towers of 43 floors. Homes range from 1 BHK to 3 BHK with a study, and prices start from Rs. 95 Lakhs. The key facts are listed below:
- Developer: Brigade Group (promoter: Brigade Enterprises Ltd)
- Land area: 10.7 acres
- Planned homes: 1,750 in five towers of 43 floors
- Home types: 1 BHK, 2 BHK, 3 BHK and 3 BHK with a study
- Starting price: Rs. 95 Lakhs for a 1 BHK
- RERA number: PRM/KA/RERA/1251/446/PR/240326/008549
- RERA completion date: 31 March 2031
Who the Project Suits
Brigade Belvedere fits first-time buyers and young families who want a new home from a listed developer east of Whitefield. The wide spread of layouts means a single professional and a family of five can both find a plan in the same towers. Budgets run from Rs. 95 Lakhs to about Rs. 2.72 Crore at the starting prices.
It is a better match for buyers who can wait for a handover in 2031 than for those who need a home within a year or two. Families who prefer a low-rise building or a small community may find 43-floor towers and a large resident base less to their taste. For them, completed homes in the same belt are worth a look alongside it.
Location and Address
The project is located at Survey Nos. 17/1, 17/2, 17/3, 17/4 and 17/5, Cheemasandra Village, Bidarahalli Hobli, Bengaluru East Taluk, pincode 560049. The land was earlier part of Hoskote Taluk, which explains the older addresses still seen in some papers. It is on Budigere Main Road in the Budigere Cross belt, which links to Old Madras Road towards KR Puram and the city.
Budigere Cross is an emerging corridor on the eastern edge of Bangalore, with several large Brigade communities on the same stretch. Whitefield's offices are reached by road, and the drive at peak hours is the commute to test before booking. Shops, schools and hospitals are still filling in around the new towers, so a visit at different times of day gives a fair picture.
Homes and Prices
Brigade Belvedere offers five layouts, quoted on built-up area, with prices that rise with the floor and the view. Each starting price and size is listed below:
- 1 BHK: about 705 sq ft, Rs. 95 Lakhs to Rs. 1.04 Crore
- 2 BHK: about 1,101 sq ft, Rs. 1.42 Crore to Rs. 1.56 Crore
- 3 BHK with two bathrooms: about 1,380 sq ft, Rs. 1.74 Crore to Rs. 1.95 Crore
- 3 BHK with three bathrooms: about 1,720 sq ft, Rs. 2.11 Crore to Rs. 2.30 Crore
- 3 BHK with a study: about 1,990 sq ft, Rs. 2.54 Crore to Rs. 2.72 Crore
The price per sq ft is about Rs. 13,500 on the entry 1 BHK. In towers of this height, the floor-rise charge can move a home from the bottom of its band to the top. A unit-wise price list shows exactly what each floor and facing adds.
The homes are under construction, so GST at 5% applies on top of the base price. In Karnataka, stamp duty is 5% plus surcharges for homes above Rs. 45 Lakhs, and the registration fee is 2%. Car parking, clubhouse membership, the maintenance deposit and the corpus fund usually appear as separate lines on the cost sheet.
Amenities
Amenities at Brigade Belvedere centre on a clubhouse with a gymnasium, a swimming pool, an indoor games zone and a mini theatre. Outdoor spaces add a jogging and cycling track, an activities and yoga area, landscaped and zen gardens, and multiple sports courts. A creche beside the children's play area, a party area and retail spaces inside the campus round out the plan.
With a large number of households sharing these spaces, capacity matters as much as the list. The number of lifts per tower, the booking rules for the pool and courts, and the expected maintenance charge per sq ft are useful questions for the sales team.
RERA and Project Stage
Brigade Belvedere RERA registration number is PRM/KA/RERA/1251/446/PR/240326/008549, granted on 24 March 2026. The registered phase covers two towers of 43 floors, Tower A with 428 homes and Tower B with 345, for 773 homes in all. The building plan is approved by the Bangalore Development Authority, and the declared completion date is 31 March 2031.
Brigade Group listed Brigade Belvedere among its residential launches for the financial year ended March 2026. The number and the quarterly progress filings can be checked on the Karnataka RERA portal. The remaining towers of the 1,750-home plan will need their own registration before they are offered for sale.
Checks Before Booking
A booking in a project with a five-year build calls for care on the paperwork and the payment plan. These checks cover the main points:
- Confirm that the tower and home being offered are part of the registered phase.
- Read the completion date in the agreement for sale and compare it with 31 March 2031.
- Ask for the carpet area of the chosen home, as RERA measures carpet, not built-up area.
- Get a single cost sheet with GST, floor rise, parking, clubhouse and deposits.
- Check that payments follow construction milestones rather than calendar dates.
- Drive the route to the office at peak hours before committing.
Brigade Group has delivered several communities around Budigere Cross and Old Madras Road, and a visit to one of them shows the build quality and upkeep to expect. Brigade Sevilla, also at Budigere Cross, is another Brigade project to compare on layouts and handover dates. For the full list of the developer's homes, see the Brigade Group page.
