Who the Project Suits

Brigade Citrine suits two quite different buyers. A single professional or an investor can enter with a compact 1 BHK under Rs. 90 Lakhs, while a larger family can choose a 3 BHK or a 4 BHK of over 2,500 sq ft. Buyers who like high floors and long views will find plenty of both in 30-floor towers.

The wait to mid-2029 makes it a poor fit for anyone who must move soon. Families who prefer a low-rise building, or a site with a lot of land per home, may also want to compare it with larger campuses nearby.

Location and Address

The project is located at Survey Nos. 23/2, 23/10 (earlier part of 23/4), 23/6A and 23/6B, Nimbekayipura Village, Bidarahalli Hobli, Bengaluru East Taluk, pincode 560049. The site is reached from Old Madras Road near Budigere Cross, on the eastern edge of the city. Old Madras Road leads west to KR Puram and the city, and east towards Hoskote.

Whitefield's offices and KR Puram are both reached by road. Several completed Brigade communities are on the same stretch, and their residents can describe the daily drive, the schools and the shops better than any map. A trial run at peak hours is worth doing before booking.

Homes and Prices

Brigade Citrine homes cover six layouts, from a 1 BHK to a 4 BHK with four bathrooms. The prices for the main layouts, on built-up area, are listed below:

• 1 BHK: about 685 sq ft, Rs. 82 Lakhs to Rs. 85 Lakhs
• 3 BHK with three bathrooms: about 1,763 sq ft, Rs. 2.02 Crore to Rs. 2.15 Crore
• 3 BHK with three bathrooms and a study: about 1,998 sq ft, Rs. 2.35 Crore to Rs. 2.45 Crore

The homes are under construction, so GST at 5% is charged on top of the base price. In Karnataka, stamp duty is 5% plus surcharges for homes above Rs. 45 Lakhs, and the registration fee is 2%. Floor rise, parking, clubhouse membership and the maintenance deposit usually appear as separate lines.

The Net Zero Plan

Brigade Citrine is planned as Brigade Group's first net zero residential project. Brigade Group is also carrying its design and energy features into other projects, such as Brigade Lumina. A net zero home aims to balance the energy it uses with clean energy produced or bought for it.

For a buyer, the useful details are practical ones: the certification being sought and the stage at which it is awarded. Equally useful are the systems that deliver the outcome, and how the owners' association will run and pay for them after handover.

Amenities

Amenities at Brigade Citrine include a gymnasium, a swimming pool, a jogging track and multiple sports courts. Children have a play area and an activity area, and an indoor games zone and a mini theatre cover rainy days. A party area, landscaped gardens and retail spaces at the base of the towers complete the plan.

Tall towers on a small site make lift capacity a real question. The number of lifts per tower, the backup power for lifts and pumps, and the expected maintenance charge per sq ft are worth confirming in writing.

RERA and Approvals

Brigade Citrine RERA registration number is PRM/KA/RERA/1250/304/PR/131224/007287, granted in December 2024 by Karnataka RERA. The building plan is approved by the Bangalore Development Authority. The project start date is 23 December 2024, and the declared completion date is 30 June 2029.

The registration covers all 420 homes in both towers, so one completion date applies to the whole project. The number and the quarterly progress reports can be checked on the Karnataka RERA portal.

Checks Before Booking

A booking with a handover in 2029 depends on clear paperwork and a fair payment plan. These checks cover the main points:

• Match the survey numbers in the agreement with the title documents and the encumbrance certificate.
• Ask for the carpet area of the chosen home, as RERA measures carpet, not built-up area.
• Confirm the lift count per tower and the power backup provision.
• Ask for the net zero certification details in writing.
• Get one cost sheet with GST, floor rise, parking, clubhouse and deposits.
• Check that payments follow construction milestones.
