Brigade Eldorado (also written Brigade El Dorado) is a 50-acre residential township by Brigade Group at Huvinayakanahalli in Bagalur, north Bangalore. This guide covers who the township suits, the location, the homes, the phase-wise RERA details and the checks before buying.

Who the Township Suits
Brigade Eldorado suits buyers who want a home inside a large, self-contained campus in north Bangalore. With retail spaces, cafes, parks and sports lawns inside the gates, much of daily life can stay within the township. Professionals working near the airport or in the aerospace and hardware parks around Bagalur gain a short commute.
The mix of compact 1 BHK homes and larger 2 and 3 BHK layouts appeals to both investors and families. Buyers who want a small, quiet community should weigh the scale, as thousands of households will share the campus once every phase is complete.
Location and Address
The township is located on Plot Nos. R5 and R-8 in the Hardware Sector of the KIADB hi-tech and defence industrial area. The land covers parts of Survey No. 177 of Bagaluru Village and Survey Nos. 69, 70 and 72 of Huvinayakanahalli Village, Jala Hobli, pincode 562149. It is on the northern edge of the city, in the corridor towards Kempegowda International Airport.
Bagalur is a growing residential belt in north Bangalore, shaped by the airport and the KIADB industrial parks nearby. Roads connect it to Yelahanka, Devanahalli and the airport, and the drive to offices in the city centre or Whitefield is a long one. Timing the daily route at peak hours is the best way to judge it.
Phases and Construction Stage
Brigade Eldorado construction status varies by phase, as each group of towers carries its own RERA registration. The first phases were registered between 2019 and 2021, and Gallium received its occupancy certificate in February 2023. The newer phases and their RERA completion dates are listed below:
- Emerald and Luminaire: 1,236 homes in two towers, registered July 2022, completion 31 December 2026
- Aurum: 635 homes, registered June 2023, completion 31 December 2027
- Dioro and Beryl: two towers of 22 floors, registered February 2024, completion 30 June 2028
- Cobalt: 948 one-bedroom homes in a 22-floor tower, registered May 2024, completion 30 June 2029
Other early phases on the portal include Helio, Jasper and Iridium, Feldspar and Krypton. Brigade Group also listed Brigade El Dorado among its ongoing projects in its March 2026 investor presentation, with 3.25 million sq ft under development.
Homes and Prices
Brigade Eldorado homes range from compact 1 BHK units to 3 BHK apartments, depending on the phase. The Cobalt 1 BHK is about 535 sq ft of built-up area, and the Cobalt homes on our page are sold out. The cluster opened at Rs. 52 Lakhs, which works out to about Rs. 9,700 per sq ft.
A buyer today has two routes: a resale home in a completed tower, or any home still on sale in a newer phase. Ask us for the latest price list and the homes available in each phase. Resale prices depend on the tower, floor and condition of each flat.
A home in an under-construction phase attracts GST at 5% on the price. A resale flat in a tower with its occupancy certificate carries no GST. In both cases, Karnataka stamp duty is 5% plus surcharges for homes above Rs. 45 Lakhs, and the registration fee is 2%.
Amenities
Amenities at Brigade Eldorado are spread across more than 10 acres of gardens. They include a clubhouse with a gymnasium and a swimming pool, football and golf lawns, multiple sports courts and the butterfly trail jogging route. Two children's play areas, an amphitheatre, party areas, a games room, cafes and retail spaces complete the township.
In a township of this size, the maintenance charge and the booking rules for shared spaces matter as much as the list. The owners' association of a completed phase is the best place to ask how these work today.
Checks Before Buying
The right checks depend on whether the home is a resale flat or a new booking. These points apply to most buyers:
- Confirm the phase of the home and read its RERA completion date on the Karnataka RERA portal.
- For a resale flat, ask for the occupancy certificate of that tower and the seller's sale deed.
- Get an encumbrance certificate and a no-dues letter from the owners' association.
- For a new booking, ask for the carpet area and a single cost sheet with all charges.
- Check the lift count and power backup in the chosen tower.
- Drive the route to work at peak hours before deciding.
Visiting a completed phase shows the build quality and upkeep that the newer towers are likely to match. For other homes by the same developer, see the Brigade Group page.
