Brigade Laguna in Jakkur: Buyer's Guide (October 2026)

Brigade Laguna is a residential apartment project by Brigade Group at Dasarahalli, near Rachenahalli Lake in the Jakkur belt of North Bangalore. Handover began in December 2025 and the developer's inventory is sold, so a home in the project now comes through a resale. This guide covers the location, the homes, the RERA record, the price picture and the checks to run before paying a token.

Who the Project Suits

Brigade Laguna fits a family that wants a nearly new flat in a small community, close to the offices of Manyata and Hebbal. With 212 homes on under 3 acres, the community is far smaller than the large townships of North Bangalore. That keeps the clubhouse and lifts less crowded, though the open grounds are modest in size.

It also suits buyers who would rather inspect a finished home than wait for one to be built. A resale purchase in a project this young brings new finishes and a fresh building. In return, prices are set by each owner, and the owners' association is still settling in.

Location and Connectivity

Homes and Layouts

Homes at Brigade Laguna range from about 1,194 to 1,888 sq ft on super built-up area. The registered inventory of 212 homes is split across four groups:

• 68 two-bedroom homes, the most compact plan
• 62 three-bedroom homes with two bathrooms
• 68 three-bedroom homes with three bathrooms
• 14 larger three-bedroom homes with a study and a servant room

Within the same plan, the tower, floor and facing make a real difference. A lake-facing flat on an upper floor of a 14-floor tower is a different purchase from one that looks onto the internal driveway. Tower B, at 8 floors, offers a lower-rise option within the same community.

Amenities

Brigade Laguna amenities centre on a clubhouse with a multipurpose hall, a gym and indoor games rooms. The landscaped podium and grounds carry the outdoor facilities, most of which were finished in the second half of 2025. The main amenities are listed below:

The Brigade Laguna RERA registration number is PRM/KA/RERA/1251/309/PR/170322/004775, granted in March 2022 by the Karnataka RERA authority. Work started in February 2022, and the declared completion date was 31 December 2025. The building plan was approved by the BBMP.

Driveways, landscaping, the pool, the clubhouse and the external painting were all complete by October 2025. The registration and the promoter's completion filings can be checked on the Karnataka RERA portal. For a resale, the occupancy certificate for the tower matters even more than the RERA entry.

Prices and the Full Cost

Brigade Laguna opened at Rs. 1.55 Crore for the compact two-bedroom plan. The last price list before sell-out ran from Rs. 2.7 Crore for a three-bedroom home with three bathrooms to Rs. 3.3 Crore onwards for the large plan with a study and servant room.

A resale price is agreed with the owner, so it moves with the floor, the view and the state of the interiors. Comparing the asking figure with recent registered sales of the same plan in the same tower is the best check. Several costs come on top of the agreed price:

• Stamp duty of 5% plus surcharges on a property above Rs. 45 Lakhs
• Registration fee of 2% of the value
• Any transfer fee charged by the owners' association
• Maintenance arrears or a pending corpus share, if the seller has not cleared them

GST does not apply to a completed flat that already has its occupancy certificate. A home loan on a resale is assessed on the agreed value and the bank's own valuation, so the loan may cover less than the asking price.

Checks Before Booking

A young resale needs both the developer's paperwork and the seller's. Ask the seller for these documents before a token changes hands:

• The occupancy certificate for the tower
• The sanctioned plan, with the flat and the parking bay marked
• The seller's registered sale deed and the original agreement with Brigade Group
• The khata in the seller's name and the latest property tax receipt
• An encumbrance certificate covering the period since the seller bought
• A no-dues letter from the owners' association, or from the developer if the handover is still under way
• The bank's closure letter or consent, if the flat carries a home loan
