Brigade Valencia Phase 2 Brillio in Hosur Road

Brigade Valencia Phase 2 Brillio is a high-rise apartment project by Brigade Group on Hosur Road, near Bommasandra, at the southern edge of Bangalore. This guide sets out what a buyer should know before booking: the location, the home sizes, prices and extra costs, the RERA details, the timeline and the checks worth running first.

What Brillio Is

Brillio is the second phase of Brigade Valencia, a residential community of about 24 acres on NH 44. The phase is registered with Karnataka RERA as "Brillio and Commercial at Brigade Valencia", a mixed-use development with 779 homes, a hotel block and shops. The homes are in a residential building of 27 floors above three basement levels.

The wider Valencia community is planned with about 85% open space and more than 35 amenities. Its first phase is also on our site as Brigade Valencia, so a buyer comparing the two phases gets a clear view of how the community is growing.

Who the Project Suits

Brillio suits buyers who work in Electronic City, the Bommasandra industrial area or the Hosur Road offices and want a large, managed community close to work. The wide range of home sizes means the same project fits a single professional, a young couple and a larger family.

It is a longer wait than a ready home, since the RERA completion date is 30 September 2029. Buyers who need to move in within a year or two are better served by a completed project on the same corridor.

Location and Connectivity

The project address is in Kithiganahalli Village, Attibele Hobli, Anekal Taluk, Bengaluru Urban 562114, on the Hosur Road (NH 44) stretch past Electronic City. Narayana Hrudayalaya hospital is close by, and the Bommasandra metro station on the Yellow Line is about two minutes away by car.

The main links from the project are these:

  • Hosur Road (NH 44), the highway north to Electronic City, Silk Board and central Bangalore
  • The Yellow Line metro, running from Bommasandra to RV Road
  • Electronic City and the Bommasandra industrial area, the nearest large employment hubs
  • Attibele and Hosur, further south along the same highway

Hosur Road is busy at peak hours, so the metro is the easier way into the city for many commuters. More on the corridor and its other projects is on the Hosur Road locality page.

Home Types and Sizes

Brillio covers 1 BHK to 4 BHK apartments, with study variants in the 1 BHK and 2 BHK range. The RERA unit list gives these carpet areas, which are smaller than the built-up figures used in sales material:

  • 1 BHK and 1 BHK with study: 84 homes, about 406 to 431 sq ft carpet
  • 2 BHK and 2 BHK with study: 249 homes, about 757 to 854 sq ft carpet
  • 3 BHK: 334 homes, about 978 to 1,128 sq ft carpet
  • 4 BHK with a maid's room: 112 homes, about 1,638 to 1,679 sq ft carpet

The 3 BHK home is the most common format in the phase. The larger 3 BHK plans come with three bathrooms, and every 4 BHK plan has three bathrooms plus a maid's room.

Prices and the Full Cost

Brillio prices start from Rs. 1.95 Crore for a 3 BHK of about 1,701 sq ft built-up and reach Rs. 2.08 Crore at the top of that band. The 4 BHK of about 2,491 sq ft is priced from Rs. 2.74 Crore to Rs. 2.89 Crore. The price per sq ft works out to about Rs. 11,460 for the 3 BHK and about Rs. 11,000 for the 4 BHK.

Prices for the 1 BHK and 2 BHK homes change with each release, so ask us for the latest price list. Beyond the base price, the cost sheet usually carries these items:

  • Floor-rise and preferred location charges
  • Car parking and clubhouse membership
  • GST at 5% on an under-construction home
  • Stamp duty of 5% plus surcharges and registration of 2% in Karnataka
  • Advance maintenance and a corpus deposit

A written, all-in quote for the exact unit, floor and facing is the figure to compare against other projects. The EMI calculator turns that figure into a monthly payment for the loan amount and tenure in mind.

RERA and Approvals

Brillio is registered with Karnataka RERA under PRM/KA/RERA/1251/308/PR/040924/006986, approved on 4 September 2024. The proposed completion date is 30 September 2029, and the project status is a new project launch.

The building plan was approved on 12 July 2024 by the local planning authority. The registration number can be checked on the Karnataka RERA portal, along with the quarterly progress updates the promoter files.

The Developer

Brigade Enterprises Limited is a listed Bangalore developer founded by M. R. Jaishankar in 1986, with homes, offices, malls and hotels in its portfolio. The Brigade Group page shows its other projects in the city, including delivered communities that help a buyer judge build quality and upkeep.

Brigade has delivered several large communities on the south and east sides of Bangalore. Visiting one of them, and the first phase of Valencia when residents move in, gives a practical view of how the developer runs a finished project.

Checks Before Booking

A large, mixed-use phase rewards a careful look at the exact unit on offer. These are the points to settle before paying a booking amount:

  1. Match the RERA number on the agreement with the portal entry and its completion date.
  2. Confirm the carpet area, floor and facing of the unit, and the built-up area it is priced on.
  3. Get a written cost sheet with every charge and the payment schedule.
  4. Read the delay clause in the agreement for sale and the grace period it allows.
  5. Ask which amenities open with the homes and which are shared with the first phase.
  6. Drive to Electronic City and the metro station at peak hours.
  7. Ask how the hotel and retail blocks will be accessed and managed.

These checks take an afternoon and settle most of the questions that come up later. They also make it easier to compare Brillio fairly with other launches on the Hosur Road corridor.
