Century Astoria in Jakkur: Buyer's Guide (October 2026)
Century Astoria is a pre-launch apartment project of large 3 and 4 BHK homes by Century Real Estate on Bellary Road (the International Airport Road) at Jakkur, North Bangalore. It is the first residential release of a mixed-use destination planned by the developer. What Century Astoria Is
Century Astoria is the first set of residences in a destination of more than 50 acres, combining homes with dining, retail and community spaces. Before launch it was marketed as Century Immencity and Codename Blue Moon. Century Astoria is the name on the Karnataka RERA registration and the approved plan.
The registered phase holds 334 apartments in five towers on about 6.07 acres (24,585 sq m) of land. Two towers have 15 upper floors and three have 16, all above two basement levels, with heights of 50.85 m to 54 m. The phase has 615 covered parking spaces, close to two for each home.
Who the Project Suits
The homes are large and the prices start above Rs. 4 Crore, so the project is planned for established, high-income families. It suits buyers who want a big apartment on the airport side of the city, with Hebbal, Manyata Tech Park and the airport all reached along one road. Frequent flyers and senior professionals working in the northern business parks are the natural audience.
The proposed completion date is in February 2031, so it suits buyers who can plan around a wait of more than four years. Those who need to move in soon will find ready homes in Jakkur and Yelahanka a closer fit.
Location and Connectivity
The registered address is Sy. Nos. 40, 41/1A, 41/1C, 41/3, 42/5, 43/2, 43/3 and 44/1, Shivanahalli Village, Yelahanka Hobli, Bengaluru North Taluk, Bengaluru 560064. The site faces Bellary Road at Jakkur, between Hebbal and Yelahanka. Business parks, schools and hospitals in the area include:

Homes and Prices
Century Astoria is marketed as 3 and 3.5 bedroom residences, with prices starting at Rs. 4.25 Crore. The RERA registration lists the 334 homes by type, as below:
- 227 three-bedroom homes
- 101 four-bedroom homes
- 6 six-bedroom homes

A home bought under construction carries GST at 5% on top of the price. Stamp duty of 5.6% (with cess and surcharge) and registration of 2% apply to a Karnataka home above Rs. 45 Lakhs. Car parking, clubhouse membership, utility deposits and a maintenance corpus are usually added on the cost sheet.
Amenities
Amenities at Century Astoria are planned on two levels. At the ground, a community lawn is the centre, with a swimming pool, an open-air theatre, outdoor fitness, a children's play area and courts for basketball, tennis and pickleball. Reading gardens and dining spaces in the wider destination add to the daily routine. About 77% of the registered phase land is open area, with 18,869 sq m left open against 5,715 sq m covered by the towers.
The clubhouse covers 40,000 sq ft. Its indoor facilities include:

RERA, Approvals and Stage of Work
The Karnataka RERA registration number of Century Astoria is PRM/KA/RERA/1251/309/PR/160526/008662, granted on 16 May 2026. The promoter is Realkraft Ventures LLP, and the building plan was approved by BBMP on 31 December 2025. Buyer payments go into the project account with ICICI Bank.
Work started on 1 February 2026, and the proposed completion date is 12 February 2031. The project was 2% complete at the quarterly update filed on 13 July 2026. That update also lists a pending miscellaneous first appeal (MFA 3614-3615 of 2025) before the High Court of Karnataka, with no stay or injunction recorded.
About the Developer
Century Real Estate is a Bangalore developer founded in 1973 by Dayananda Pai and Satish Pai. Jakkur is one of its strongest markets, with Century Horizon and Century Novus among its homes in the area. Its other current projects include Century Kindle in Yelahanka and Century Mirai in Marathahalli.
Checks Before Booking
A pre-launch home at this price calls for a careful look at the papers. These are the main checks:
- Match the RERA number under the name Century Astoria on the Karnataka RERA portal
- Ask the developer for a note on the High Court appeal and have a lawyer review it
- Get the carpet area and floor plan of the exact home before paying
- Confirm which amenities belong to this phase and which come with later parts of the 50-acre plan
- Get a full cost sheet and read the delay clause in the agreement for sale
- Pay only into the RERA project account named in the agreement
