Century Breeze in Jakkur

Century Breeze is a completed apartment project by Century Real Estate on Kogilu Main Road, in the Jakkur belt of North Bangalore. It has 322 homes in three towers on 5.7 acres, and the developer has sold all of them. This guide covers the location, the homes, the RERA details and the checks to make on a resale.

Who the Project Suits

The project fits families who want a ready 2 BHK or 3 BHK with large open grounds and a full clubhouse. It works well for households whose work is around Manyata, Hebbal, Yelahanka or the airport road. An occupied project also suits buyers who prefer to see the building, the neighbours and the upkeep before paying.

Every home on offer now belongs to an existing owner, so the price is negotiated and the choice depends on what comes up for sale. Buyers who want a new flat from a developer, with a payment plan spread over construction, will find a closer match in newer launches nearby.

Location and Getting Around

The project address is Kogilu Main Road, Kurlappa Layout, Shivanahalli, Yelahanka Hobli, Bengaluru North, pincode 560064. It is off Bellary Road (NH 44), between Jakkur and Kogilu. The distances from the project to everyday places are listed below:

  • Vidyashilp Academy: 1.5 km
  • Jakkur Lake: 2 km
  • RMZ Galleria Mall: 2.2 km
  • L&T Tech Park: 4.1 km
  • Columbia Asia Hospital: 5.5 km
  • Manyata Tech Park: 8.5 km

Bellary Road is the main route to Hebbal and to the airport, and it is slow near Hebbal at peak hours. The airport metro line is under construction along this road. A trial drive from the gate at office time shows what the daily trip takes.

The Layout and the Homes

Century Breeze places 322 homes in three towers over two basement levels. Towers 1 and 2 have 13 upper floors and 81 homes each, and Tower 3 has 14 upper floors and 160 homes. About 80% of the 23,066 sq m site is open area, which is high for an apartment project of this size.

The registered mix of homes, with carpet areas, is as follows:

  • 2 BHK: 100 homes, carpet area about 891 to 1,051 sq ft
  • 3 BHK: 190 homes, carpet area about 1,219 to 1,363 sq ft
  • Other formats: 32 homes, most with a carpet area of about 1,705 to 1,777 sq ft

The homes are larger than most plans of the same bedroom count in newer projects. A typical 2 BHK measures about 1,483 sq ft on saleable area. Ask the seller for the sanctioned floor plan, and compare homes on carpet area, since sellers quote sizes in different ways.

Prices and the Full Cost

Century Breeze prices are set by individual owners, as the developer's own stock is sold out. The asking price moves with the tower, the floor, the facing and the interiors. Looking at several homes of the same plan gives a fair sense of the going rate.

The costs to add to the agreed price of a resale home are these:

  • Stamp duty of 5% above Rs. 45 Lakhs, plus a 10% cess and a 2% surcharge on the duty
  • Registration fee of 2%
  • Transfer fee charged by the owners' association
  • Any maintenance arrears owed by the seller
  • Legal fee for checking the title, and the cost of repairs or new interiors

Banks lend on a resale home against the sale agreement and the title papers, and the valuation may differ from the agreed price. For a loan, the EMI calculator shows the monthly payment and the cash needed upfront.

Amenities

Amenities at Century Breeze centre on a 30,000 sq ft clubhouse and the open grounds around the towers. The main groups are these:

  • Water: swimming pool and a children's pool
  • Sports: tennis court, basketball court, volleyball court and squash court
  • Fitness: gym, jogging track, yoga and meditation zone
  • Leisure: amphitheatre, party lawn, indoor games, spa and sauna
  • Family and work: creche, children's play area, reading room and business centre

These facilities have been in use for some years, so their condition shows how well the association runs the place. Ask for the monthly maintenance charge per sq ft and the balance in the corpus fund.

RERA and Approvals

The Karnataka RERA registration number of Century Breeze is PRM/KA/RERA/1251/309/PR/170916/000324, issued on 16 September 2017. The promoter is Century Real Estate Holdings Private Limited, and the plan approval is from the BBMP. Work on the project began on 1 September 2015, before RERA came into force.

The registered completion date was first 31 December 2019, and extensions moved it to 2021, with 30 September 2021 as the final date. The number and the extension order can be checked on the Karnataka RERA portal. For an occupied project, the occupancy certificate and the title papers carry the most weight.

About the Developer

Century Real Estate is a Bangalore-based developer founded in 1973. It builds apartments, villas and plotted developments, and most of its new homes are in North Bangalore. Century Breeze is one of its completed projects on the Jakkur and Yelahanka side of the city.

Checks Before Buying

A resale purchase depends on the seller's papers as much as on the building. The main points to settle are these:

  • Ask for the occupancy certificate of the tower and the seller's registered sale deed
  • Check the khata, the latest property tax receipt and an encumbrance certificate
  • Get a no-dues letter from the owners' association and from the seller's lender, if there is a loan
  • Confirm the car parking bays that go with the home
  • Walk the flat, test the plumbing and visit the lifts and the clubhouse at a busy hour

Ask us for new launch and ready projects in Jakkur, Kogilu and Yelahanka, with their price lists and floor plans. We also arrange site visits and help with home loan paperwork.
