Century Ethos in Hebbal: Buyer's Guide (October 2026)

Century Ethos is a luxury apartment project by Century Real Estate off Bellary Road (NH 44), on the Hebbal side of North Bangalore. The four towers are built, and the homes are large 3 and 4 bedroom apartments priced from Rs. 4.10 Crore. This guide covers the location, the towers, the home sizes, the two RERA registrations and the checks to run before paying a booking amount.

Who the Project Suits
Century Ethos suits a family that wants 2,850 sq ft or more in a finished building on the airport road. The budget begins above Rs. 4 Crore, so the buyer is usually upgrading from a smaller apartment or moving from an independent house. Senior executives at Manyata Tech Park, Hebbal and the business parks along Bellary Road form the natural catchment.
Buyers looking for a compact 2 BHK or a budget under Rs. 3 Crore will find better matches elsewhere on Bellary Road. The towers hold only large homes, and the monthly maintenance bill follows the size of the home.
Location and Connectivity
Century Ethos is located at Sahakar Nagar Cross in Byatarayanapura, right off NH 44. The registered address places the land in Amruthahalli, Yelahanka Hobli, Bangalore North Taluk. Bellary Road runs from Hebbal to Kempegowda International Airport, and the drive to the airport takes 27 minutes.
Esteem Mall is 4 minutes away, and Brigade Magnum, the office park on the same road, is 2 minutes away. The Hebbal flyover connects this stretch to the Outer Ring Road and to the city centre. Sahakara Nagar, on the other side of the road, has the daily shops, clinics and restaurants.
The Blue Line of Namma Metro is under construction along Bellary Road, from KR Puram to the airport through Hebbal. The line is not in service yet, so the daily commute today is by road. It is worth driving the route to the office at peak hour before deciding.
Towers, Homes and Sizes
Century Ethos has four towers with very few homes on each floor. Argon and Bronze hold six homes to a floor, all with 3 bedrooms. Chrome has two homes to a floor in a mix of 3 and 4 bedrooms, and Xenon has two homes to a floor, all with 4 bedrooms.
The 3 bedroom homes measure 2,850, 3,075 and 3,125 sq ft, and the 4 bedroom home measures 4,235 sq ft, all on super built-up area. The registered carpet area of a 3 bedroom home runs from about 2,050 to 2,290 sq ft. Carpet area is the figure printed in the sale agreement, so it is the one to compare across projects.
About 80% of the land is open space, and the buildings cover only a fifth of the site. Parking is in two basement levels, with two spaces registered for each home.
Amenities
Amenities at Century Ethos centre on a 50,000 sq ft clubhouse, a large one for a project of 333 homes. The main facilities are these:
- Swimming pool with deck, indoor heated pool and kids' pool
- Gym, aerobics and yoga studio, spa with steam and sauna
- Squash court, half basketball court and multipurpose sports court
- Banquet hall, two amphitheatres, party lawn and cafe
- Co-working space, business centre and conference room
- Children's play area, creche, guest rooms and convenience store
Price and Buying Costs
Century Ethos prices start at Rs. 4.10 Crore. The 2,850 sq ft plan is sold out with the developer, and the 3,075, 3,125 and 4,235 sq ft plans are the ones on offer. A 2,850 sq ft home is therefore bought from an existing owner, at a price agreed with that owner.
Karnataka charges stamp duty of 5% on a home above Rs. 45 Lakhs, which comes to 5.6% with cess and surcharge, and a registration fee of 2%. On a home of Rs. 4.10 Crore the two add up to about Rs. 31 Lakhs. Our EMI calculator shows the monthly instalment and the upfront cash for any price.
Other costs to budget for are these:
- Maintenance deposit and advance maintenance charged at handover
- Khata transfer and electricity and water connection charges
- Interiors, since a home of this size needs a sizeable fit-out budget
- A transfer fee to the owners' association in a resale
RERA Registrations
Century Ethos RERA registration number is PRM/KA/RERA/1251/309/PR/171014/000283, granted on 14 October 2017. Work began on 18 January 2016. The completion date of 31 December 2020 was extended twice, and the last registered date was 30 September 2022.
A second registration covers the land owner's share of the same towers. It is named Century Ethos (Sheltors Share), under number PRM/KA/RERA/1251/309/PR/201001/003627, with Century Sheltors Developers Private Limited as the promoter. This registration holds 136 homes in Argon, Bronze and Chrome, and its last registered date was 30 June 2022.
The registration that applies depends on who is selling the home. The sale agreement should carry the matching number and the matching seller name, and both can be checked on the Karnataka RERA portal.
About the Developer
Century Real Estate is a Bangalore developer with a large land bank in the north of the city. Its other homes along the airport road are in Jakkur, Yelahanka and Devanahalli. The company also develops plotted communities and commercial space.
Checks Before Booking
A completed project is bought on its papers and on what the buyer sees on site. These steps come first:
- Ask for the occupancy certificate of the tower and confirm that it covers the floor of the home.
- Match the seller's name, the unit number and the carpet area with the RERA record.
- Read the sale agreement for the parking spaces allotted and the share of land.
- Ask for the khata, the latest property tax receipt and the maintenance statement.
- Have a property lawyer review the title papers and the sanctioned plan.
- Visit the actual home to see the view, the light and the finish.
A written record of each step keeps the purchase clean for the buyer and the bank. Ask us for the homes currently available in Century Ethos and a visit to the site.
