Century Kindle in Attur, Yelahanka: Buyer's Guide (October 2026)

Century Kindle is a new launch apartment project by Century Real Estate in Attur Village, Yelahanka, North Bangalore, on the eastern edge of Attur Lake. This guide covers what a buyer should know before booking in its first phase: location, home sizes, prices, RERA details, the stage of work and the checks to run first.

What Century Kindle Is

Century Kindle is planned as a 15.7-acre township built around open space and children's play. The first phase is registered with Karnataka RERA as Century Kindle Phase 1 and covers 4.66 acres (18,843 sq m) of the site. It holds 458 apartments in two towers, each with two basements, a ground floor and 19 upper floors.

Before the launch, the project was also discussed as Century Attur, after the village and the lake beside it. The RERA registration, the plan approval and the price list all use the name Century Kindle, and that is the name to look for in any document.

Who the Project Suits

The project is designed for families with children. Its amenities are grouped by age, from a creche for toddlers to courts and a pool for teenagers and adults. Most homes are compact 2 BHK and 3 BHK units, which keeps the entry price within reach of salaried households in North Bangalore.

It suits buyers who can wait for possession in March 2031 and who want a lake outlook close to an established suburb. Buyers who need to move in within a year or two will find ready homes elsewhere in Yelahanka a better match.

Location and Connectivity

The address is Sy. Nos. 77/2, 78, 79, 80/1 and 80/2, Attur Village, Yelahanka Hobli, Bengaluru North Taluk, Bengaluru 560064. The site is just off Ananthapura Main Road, on the 80 ft road that runs along Attur Lake, with only that road between the boundary and the water. Ramanashree California Resort is next door, and Yelahanka New Town is to the east.

The main travel links from the project are these:

• Doddaballapur Main Road, the usual approach, about 2 km away
• Yelahanka Junction railway station, about 4 km by road
• Hebbal flyover and the Outer Ring Road junction, about 11 km to the south
• Manyata Tech Park and the Philips Innovation Campus, about 12 km away
• KIADB Aerospace Park, about 15 km away
• Kempegowda International Airport, about 25 km via NH 44

Homes and Sizes

Phase 1 offers 2, 3 and 4 BHK apartments, with RERA carpet areas from 723 sq ft to 1,873 sq ft. Each home type comes in more than one layout. The mix is weighted towards the two smaller types, as the list below shows:

• 2 BHK: 224 homes with carpet areas of 723 to 803 sq ft and a balcony of about 72 to 76 sq ft
• 3 BHK: 222 homes with carpet areas of 931 to 1,124 sq ft and balconies of about 83 to 164 sq ft
• 4 BHK: 12 homes on the top floors, with carpet areas of 1,566 to 1,873 sq ft and balconies of about 158 to 417 sq ft

Carpet area is the usable floor inside the walls, so the super built-up area quoted in sales material is larger. When comparing Century Kindle with other projects, set carpet area against carpet area to keep the figures fair.

Prices and the Full Cost

Century Kindle prices start at Rs. 1.21 Crore for a 2 BHK, with 3 BHK homes at Rs. 1.80 Crore and 4 BHK homes at Rs. 2.50 Crore. On carpet area, the 2 BHK works out to about Rs. 16,740 per sq ft at the starting price. The figure for a given home moves with the tower, floor, facing and exact size.

Payments follow a construction-linked plan. About 20% is paid within 45 days of booking, and the rest is tied to stages such as the foundation, plinth, floor slabs, plastering, flooring and lifts, with the last 5% due on registration. Several items are added to the apartment price:

• GST at 5% on the apartment cost
• Floor rise, corner unit and preferred location charges, where they apply
• Covered car park charges
• BESCOM and BWSSB deposits and development charges
• Clubhouse membership, legal and utility charges
• Advance maintenance and a maintenance corpus, both billed per sq ft
• Stamp duty of 5% plus cess and surcharge (5.6% in all) and registration of 2%, for a home above Rs. 45 Lakhs in Karnataka

The maintenance rate and the corpus amount are being finalised by the developer, and we will share them as soon as they are officially released. A full cost sheet for the exact unit is the best basis for a home loan and a budget.

Amenities

Amenities at Century Kindle are set out in three age zones around a clubhouse. Big Play serves children up to five, with a creche, a jungle gym, an art corner and a maze garden. Endless Explore serves ages five to twelve, with a kids' library, a stargazing deck, a skating rink, rock climbing, a kids' pool and a cycle track.

Tinsel Trails covers teenagers and adults, with the main swimming pool, a yoga and Zumba studio, a gaming room and courts for squash, badminton, pickleball and tennis. Cricket, an outdoor gym, an indoor gym and a cafe complete the list. More than 80% of the Phase 1 land stays open, and cars are parked in the basements so the ground level stays free for people.

RERA, Approvals and Stage of Work

The Karnataka RERA registration number of Century Kindle Phase 1 is PRM/KA/RERA/1251/309/PR/200326/008542, granted on 20 March 2026. It covers both towers and all 458 homes. The promoter is Hebbal Properties Private Limited, whose directors are also directors of Century Real Estate Holdings.

The building plan was approved by BBMP on 29 January 2026, and the project account for buyer payments is with Axis Bank. Work began in March 2026, and the project was 8% complete at the quarterly update of 14 July 2026, with earthwork and the first footings under way. The proposed completion date is 14 March 2031.

About the Developer

Century Real Estate is a Bangalore developer founded in 1973 by Dayananda Pai and Satish Pai. Most of its recent homes are in North Bangalore, including Century Ethos on Bellary Road and Century Horizon in Jakkur. Its current launches in the north also include Century Bliss on Doddaballapura Road.

Checks Before Booking

A home that will be handed over in 2031 calls for careful paperwork at the start. These are the checks that matter most:

• Match the RERA number, the home count and the completion date on the Karnataka RERA portal
• Confirm the carpet area, floor and lake view of the exact unit in writing
• Get a cost sheet with every charge listed above and the payment schedule
• Read the delay clause in the agreement for sale before the first large payment
• Pay only into the RERA project account named in the agreement
• Visit the lake edge after heavy rain to see how the road and the site drain
