Who the Project Suits
DNR Highline suits a family that wants 2,000 sq ft or more in the old city, close to Rajajinagar, Malleshwaram and Majestic. The format fits a household that wants a larger, newer home without leaving this part of town. The budget begins at Rs. 3.45 Crore and rises with the floor and the size.
Buyers who need a fixed move-in date in 2026 should weigh the stage of work carefully. The towers are still being finished, and the promoter has asked for one more year. A buyer who prefers a low-rise community or a home under Rs. 3 Crore will find better matches elsewhere in Rajajinagar.
Location and Connectivity
DNR Highline is located at Okalipuram, the neighbourhood that adjoins KSR Bengaluru City railway station. Majestic, where the Purple and Green Lines of Namma Metro cross, is the nearest interchange. Rajajinagar, Malleshwaram, Seshadripuram and the city centre are all a short drive away.
The drive to the World Trade Center at Malleshwaram West takes 20 minutes. Old, established schools, hospitals and markets surround the site, so daily needs are met within the neighbourhood. Roads around the railway station are busy through the day, and the approach is worth driving at peak hour.
Towers, Homes and Sizes
DNR Highline floor plans cover seven home types across the two towers. The registered mix is 85 three-bedroom homes, 56 three-bedroom homes with a staff room, 62 four-bedroom homes and 15 five-bedroom homes. The sizes on super built-up area are listed below:
- 3 BHK: 2,034 to 2,131 sq ft
- 3 BHK with staff room: 2,258 to 2,365 sq ft
- 4 BHK with staff and family rooms: 2,796 to 3,963 sq ft, including duplex homes
- 5 BHK with staff and family rooms: 4,194 to 5,442 sq ft, including duplex homes
The registered carpet area of a plain 3 BHK is about 1,255 to 1,313 sq ft. The buildings cover only about 12% of the land, which leaves most of the 3.03 acres open at ground level. Tower B has four homes to a typical floor, and Tower A has three larger ones.
Amenities
Amenities at DNR Highline include 40,000 sq ft of clubhouse and amenity space. The main facilities are these:
- Swimming pool with a kids' pool
- Gymnasium, yoga room and spa rooms
- Squash court, badminton court and basketball court
- Mini soccer field and skate court
- Multipurpose hall, party lawn and library
- Children's play park
Price and Buying Costs
DNR Highline prices start at Rs. 3.45 Crore for the smallest 3 BHK. The price per sq ft is about Rs. 17,000 on super built-up area. Higher floors in a 36-floor tower cost more than the starting figure, so the price sheet should be read for the floor actually wanted.
A home booked before the occupancy certificate carries GST of 5% on the agreement value. Karnataka charges stamp duty of 5.6% with cess and surcharge on a home above Rs. 45 Lakhs, and a registration fee of 2%. On Rs. 3.45 Crore the duty and the fee add up to about Rs. 26 Lakhs.
Our EMI calculator shows the monthly instalment and the upfront cash for any price. Car parking, the clubhouse fee, the maintenance deposit and the floor rise are separate lines in most price sheets. Each one should appear in the cost sheet before the booking amount is paid.
RERA Status and Construction Progress
DNR Highline RERA registration number is PRM/KA/RERA/1251/309/PR/220118/004647, granted on 18 January 2022. Work began on 1 October 2021 under a building plan approved by BBMP. A modified plan was approved on 17 February 2026.
The quarterly update filed with Karnataka RERA in April 2026 put the project at 86% complete, with 148 homes booked. The registered completion date was 1 October 2026. On 10 September 2026 the promoter applied to extend it to 1 October 2027, and the buyer's agreement should carry the date finally approved.
Two land-owning companies hold a share of the project alongside the promoter. A home from a land owner's share is sold by that owner, so the seller's name in the agreement should match the RERA record. The number and the latest update can be checked on the Karnataka RERA portal.

Checks Before Booking
A project close to completion is bought on its dates and its papers. These steps come first:
- Ask for the handover date in writing and read the delay clause in the agreement.
- Check the extension status and the latest quarterly update on the RERA portal.
- Match the unit number, the tower and the carpet area with the RERA record.
- Confirm whether the seller is the promoter or a land owner, and that the agreement names the same party.
- Have a property lawyer review the title papers, the modified plan and the agreement.
- Visit the site to see the floor, the view and the finish of a completed home.
The occupancy certificate is the document that makes a home legal to occupy, and possession, khata and connections follow it. Ask us for the latest price list of DNR Highline and a visit to the site.
