JRC Palladio Villas in Sarjapur: Buyer's Guide (October 2026)

JRC Palladio Villas is a gated community of 213 villas by JRC Projects near Billapura Cross, on the Sarjapur-Attibele Road in south-east Bangalore. The developer filed for completion of the project in March 2026. This guide covers who the project suits, the villas and prices, the RERA details and the checks to make before booking.
JRC Palladio at a Glance
The main facts of the project are listed below.
- Developer: JRC Projects, a partnership firm based on Sarjapur Road
- Location: Billachikkanahalli Village, Sarjapura Hobli, Anekal Taluk, near Indus International School
- Land area: 68,442 sq m, which is about 16.9 acres
- Homes: 213 villas, each on its own plot, built as ground plus two floors
- Home types: 121 four-bedroom villas, 70 three-bedroom villas and 22 villas on odd-sized plots
- RERA number: PRM/KA/RERA/1251/308/PR/200211/003281, registered on 11 February 2020
- Registered completion date: 27 March 2026
- Prices: 4 BHK villas from Rs. 2.09 Crore to Rs. 3.25 Crore
The registration can be checked on the Karnataka RERA portal under the project name "JRC PALLADIO". The villa plots were first registered as a layout in 2018 under a separate number. The villa project is the registration that matters to a buyer of a built home.
Who the Project Suits
JRC Palladio suits a family that wants an independent house with three or four bedrooms and prefers a gated community to a lone plot. The cluster of international schools around Sarjapur is a strong draw for families with children. A provision for a home lift in each villa helps households with elderly parents.
It is less suited to a buyer who needs a short commute to the city centre or who relies on public transport. The Sarjapur belt depends on private vehicles. A villa also brings more upkeep than an apartment, both inside the house and in the shared roads and clubhouse.
Location and Connectivity
The project is beyond Sarjapur town, on the road that runs from Sarjapur to Attibele on Hosur Road. Sarjapur Road leads north-west from the town to Dommasandra, Carmelaram and the Outer Ring Road. Electronic City is reached through Attibele or through the Chandapura-Dommasandra Road.
The area has no metro service today. The nearest working line is the Yellow Line along Hosur Road, which ends at Bommasandra. The Red Line from Hebbal to Sarjapur is planned and was awaiting the Union Government's approval in early October 2026, so it should carry little weight in the decision.
The site comes under Anekal Taluk and its gram panchayat, outside the city corporation limits. Water, roads and drainage in such areas depend heavily on what the community provides for itself. Other projects on the Sarjapur-Attibele Road share the same setting.
Villas and Prices
The 4 BHK villas come in five plans. Their saleable areas and starting prices are shown below.
| Home Type | Size (sq ft) | Starting Price |
|---|---|---|
| 4 BHK villa | 2,444 | Rs. 2.09 Crore |
| 4 BHK villa | 2,840 | Rs. 2.49 Crore |
| 4 BHK villa | 3,328 | Rs. 2.82 Crore |
| 4 BHK villa | 3,463 | Rs. 3.02 Crore |
| 4 BHK villa | 3,835 | Rs. 3.25 Crore |
The price per sq ft is about Rs. 8,500 to Rs. 8,800 across these plans. Plots measure 9 by 15 metres, 9 by 18 metres, 12 by 15 metres and 12 by 18 metres, and the plot size sets both the villa plan and the sanctioned power load. Prices and sizes of the 3 BHK villas are available on request, and we will share the current list.
Each villa is sold with its own plot, so the buyer owns the land outright. That differs from an apartment, where the buyer holds an undivided share of common land. It also means the sale deed should describe the plot by its number and boundaries as well as the building.
Stage and Availability
JRC Palladio is complete. Construction began in January 2020, and JRC Projects filed its completion papers with Karnataka RERA on 20 March 2026, a week ahead of the registered date. The project's quarterly updates reported all work as finished.
In that filing, 145 of the 213 villas were sold and 68 were unsold. Developer stock was therefore still available in 2026, alongside resales by existing owners. A ready villa has one clear advantage, which is that the buyer can inspect the exact house before paying.
The occupancy certificate deserves a direct question. The completion filing recorded it as still awaited at that date. A buyer should ask for the certificate, or the planning authority's completion order, before registering the sale deed.
Amenities
The community has a clubhouse with indoor games, a gym and a swimming pool. Outdoor facilities include courts for basketball and badminton, a cricket pitch, a walking track and a children's play area. A buyer should confirm on site which of these are open and who runs them.
Maintenance in a villa community is shared among fewer homes than in an apartment tower. The monthly charge, the corpus collected and the date of handover to the owners' association should be confirmed in writing.
Checks Before Booking
The following checks apply to a villa bought from the developer or from an owner.
- Match the villa number with the RERA registration and the approved layout plan
- Ask for the occupancy or completion certificate and the as-built drawing approved by the planning authority
- Check the land conversion order, the title deeds and an encumbrance certificate for the plot
- Confirm the panchayat e-khata for the plot and the latest property tax receipt
- Ask whether GST applies, since it is charged on a sale made before the completion certificate
- Check the water source, the sewage treatment plant and the power load sanctioned for the plot
- Ask whether the home lift is supplied or only provided for, and what it costs
- Drive the route to the office and the school at the hours the family would travel
Stamp duty of 5.6% with cess and surcharge and registration of 2% apply at these prices. On a villa of Rs. 2.09 Crore, the two together come to about Rs. 15.9 Lakhs. The EMI calculator shows the loan instalment for the balance.
