KNS Ananta in Kengeri: Buyer's Guide (October 2026)

KNS Ananta is a BDA-approved plotted township by KNS Infra at M. Krishnasagara village, in the Kengeri belt of West Bangalore. This guide explains its three registered phases, the plot sizes and prices, and how far each phase has progressed. It also lists the checks to finish before booking a plot.

- Land: about 96 acres across the three phases

- Clubhouse: 60,000 sq ft
- Starting price: Rs. 84 Lakhs for a 30 x 40 plot
Location and Connectivity
M. Krishnasagara is a village north of Mysore Road, to the west of Kengeri. The township is next to the BDA's Nadaprabhu Kempegowda Layout, so the surrounding area is planned for housing. Mysore Road (NH 275) and the NICE Road junction are the main links to the rest of the city.
The Purple Line of Namma Metro runs through Kengeri to its western terminal at Challaghatta. Kengeri and Challaghatta are the stations on this side of the city, and both are reached from the layout by road. The township is outside walking range of the metro, so a two-wheeler or car is needed to reach it.
Kengeri and Rajarajeshwari Nagar hold the nearest large hospitals, colleges and shopping. A buyer who plans to build and live at KNS Ananta should drive from the plot to work and to school at peak hours. Distances inside a township of this size also matter, so note how far the plot is from the main gate.
The Three Phases
Each phase of KNS Ananta is a separate registration. The plot being bought belongs to one of them, and that phase decides the completion date that applies.
| Phase | Land | Plots | RERA granted | Registered completion |
|---|---|---|---|---|
| KNS Ananta | 59 acres 25 guntas | 926 | 22 June 2023 | 30 April 2028 |
| KNS Ananta Phase II | 23 acres 33 guntas | 386 | 10 August 2023 | 31 May 2028 |
| KNS Ananta Phase III | 12 acres 35.5 guntas | 214 | 30 October 2025 | 15 July 2030 |
The first two phases were reported as 100% developed in the update filed with RERA in July 2026. Phase III was at 10% in the same round of updates. A plot in the first two phases is therefore close to a finished product, while Phase III is a wait of some years.
Layout, Plot Sizes and Amenities
Plots take up about 55% of the land across the three phases. Parks and open spaces cover about 15%, and roads cover the remaining 30%. The approved plans show 27 parks and open spaces in all.
The common plot sizes are listed below.
- 20 x 30 (600 sq ft)
- 30 x 40 (1,200 sq ft)
- 30 x 45 (1,350 sq ft)
- 30 x 50 (1,500 sq ft)
- 40 x 45 (1,800 sq ft) and 40 x 50 (2,000 sq ft)
- 40 x 60 (2,400 sq ft)
The first phase has 136 plots of 40 x 60, which is a large supply of that size for one layout. Phase II leans towards 30 x 50 plots, and Phase III towards 30 x 40 plots. Odd-sized sites at corners and edges have their own measurements in the approved plan.
KNS Ananta amenities centre on a 60,000 sq ft clubhouse with a swimming pool, a gym, a yoga studio, badminton and squash courts, and a restaurant. The outdoor list includes tennis, basketball and volleyball courts, an amphitheatre, an outdoor gym and a children's play area. A clubhouse of this size brings a monthly charge, so ask how it will be billed.
KNS Ananta Price List
KNS Ananta prices start at Rs. 84 Lakhs for a 30 x 40 plot, at a rate of Rs. 7,000 per sq ft. At that base rate, the other sizes work out as shown below.
| Plot Size | Area (sq ft) | Price at the base rate |
|---|---|---|
| 30 x 40 | 1,200 | Rs. 84 Lakhs |
| 30 x 45 | 1,350 | Rs. 94.5 Lakhs |
| 30 x 50 | 1,500 | Rs. 1.05 Crore |
| 40 x 60 | 2,400 | Rs. 1.68 Crore |
Corner plots, park-facing plots and plots on wider roads are priced above the base rate. Ask the developer for the current price list of the phase and the plot being considered. The written cost sheet should show the plot price, the clubhouse charge and any maintenance deposit.
The sale of a plot does not attract GST. Stamp duty is 5.6% with cess and surcharge, and the registration fee is 2%. On a plot of Rs. 84 Lakhs, the two together come to about Rs. 6.38 Lakhs. The EMI calculator helps with the loan side, and banks treat plot loans differently from home loans.
RERA and Approvals
KNS Ananta is RERA approved, with PRM/KA/RERA/1251/310/PR/220623/006012 for the first phase. Phase II is registered as PRM/KA/RERA/1251/310/PR/100823/006137 and Phase III as PRM/KA/RERA/1251/310/PR/301025/008208. Each number can be checked on the Karnataka RERA portal.
The Bangalore Development Authority approved the first layout on 3 April 2023 and the second on 4 May 2023. The Phase III plan was approved on 30 May 2025. Ask the sales team which phase the plot is in, and read the plot schedule filed under that number.
About KNS Infra
KNS Infra is a Bangalore developer of plotted layouts, founded in 2007 by K. N. Surendra. Its layouts are spread across Mysore Road, Kengeri, Tumkur Road, Yelahanka and Sarjapur Road, and it also builds in Mysuru. KNS Ananta is the largest of its Bangalore layouts.
The finished phases of KNS Ananta are the best reference for the phase still under way. A site visit shows the road width, the drains, the park upkeep and how many owners have started to build.
Checks Before Booking
With a plot, the paperwork is the product. These checks cover the main risks.
- Confirm the phase and match the plot number, dimensions and boundaries with the plan filed under that RERA number
- Have a lawyer read the title deeds, the land conversion order and the Encumbrance Certificate for the survey number under the plot
- Ask for the BDA order that releases the plot for sale, since sites in an approved private layout are released in stages
- Take the handover date and the list of finished services (roads, drains, power, water, sewage) in writing
- Confirm the source of water: the first two phases are registered with borewells
- Ask which khata will be issued for the plot and what the developer charges for it
- Check the clubhouse and maintenance charges, and how long the developer will run the township
Who KNS Ananta Suits
KNS Ananta suits a buyer who wants a plot in a large, BDA-approved township with a clubhouse, on the Mysore Road side of the city. The first two phases suit those who plan to build soon. Buyers after a 40 x 60 plot will find more choice than most layouts offer.
Buyers who work in East or North Bangalore should weigh the daily distance carefully. Those who want a metro station within walking range, or a small and quiet layout, will find better matches elsewhere. A buyer choosing Phase III should be ready to wait until 2030 before building.
